"And they have great amenities like pools and common spaces." There are price points for most buyers in Jonesville. Most of the homes are new, and the designs are pleasingly varied. "There aren't any national developers in Gainesville, so many homes are custom-built. Most are around 2,400 square feet." Currently, some lots are still on the market, priced at $200,000 for a half-acre. Stylish bungalows with farmhouse elements and new traditional homes are listed between $200,000 and $500,000. "The Tioga Towncenter has a lot of amenities," says Willis. "That's a big draw for people moving in, and there's more commercial development coming." Among many amenities, this upscale town center has an outlet of Gainesville Health & Fitness, a popular local gym, boutique food shops like Northwest Seafood and World of Beer, and great restaurants like Blue Highway Pizzeria and Local Provisions, a farm-to-table eatery. Gainesville is filled and surrounded by great parks, and Jonesville is no exception. On the western edge, Dudley Farm Historic State Park is a preserved farm from over a century ago with farm animals and areas for hiking and birdwatching.
