Gainesville is growing rapidly, and most of the new developments are in West Gainesville. Jonesville is 10 miles west of the city center on Florida State Road 26 and roughly 2 square miles large. The neighborhood is surrounded by excellent schools. The popular Tioga Town Center occupies most of the southern section of Jonesville, and the rest of the neighborhood is bordered by agricultural and undeveloped land and parks.

New homes in varied styles

Lori Willis, a local Realtor with Engel & Volkers Gainesville, is the listing agent for several Jonesville homes. "They're all in homeowner's associations," she says. "And they have great amenities like pools and common spaces." There are price points for most buyers in Jonesville. Most of the homes are new, and the designs are pleasingly varied. "There aren't any national developers in Gainesville, so many homes are custom-built. Most are around 2,400 square feet." Currently, some lots are still on the market, priced at $200,000 for a half-acre. Stylish bungalows with farmhouse elements and new traditional homes are listed between $200,000 and $500,000. More upscale new traditional homes on large lots list up to $750,000. At the top of the market, custom-built mansions with in-ground pools and other amenities list for over $1 million.

Tioga Towncenter

"The Tioga Towncenter has a lot of amenities," says Willis. "That's a big draw for people moving in, and there's more commercial development coming." Among many amenities, this upscale town center has an outlet of Gainesville Health & Fitness, a popular local gym, boutique food shops like Northwest Seafood and World of Beer, and great restaurants like Blue Highway Pizzeria and Local Provisions, a farm-to-table eatery. From birdwatching to dirt biking

Gainesville is filled and surrounded by great parks, and Jonesville is no exception. On the western edge, Dudley Farm Historic State Park is a preserved farm from over a century ago with farm animals and areas for hiking and birdwatching. Beyond that, the Saarinen Preserve is a 78-acre wild space bought and administered by the Alachua Conservation Trust, a local conservation non-profit. Next door, Gatorback Cycle Park hosts dirt bike races on its vast grounds. Just north of the homes in Jonesville, Jonesville Park is a popular green space with a fitness trail and sports fields used by local teams. Five miles away, San Felasco Hammock Preserve State Park has 20 miles of mountain biking trails, 11 miles of hiking trails, 10 miles of equestrian trails, campsites, and cabins.
