Northwood
A cozy 20th century suburb in NW Gainesville
A part of Northwest Gainesville, the Northwood has larger lots than the neighboring Springtree. The community sits close to the University of Florida, hospitals and parks. Northwood has many residents who have lived in Northwood for decades. However, the area attracts investors looking to renovate and, sometimes, convert a home into a rental property. "Northwest Gainesville is at a great price point for Florida," says Rocky Lyon, a local Realtor with Pepine Realty. "When thinking about families moving here from around Florida, we are still reasonably affordable. And the city rates as the top place to live by USA Today."
20th century homes with trees in the front
Front yards in Northwood show a blend of pines, magnolia and oak trees, some towering over homes. The community features ranch-style houses that have a mix of concrete block and wood frame construction. These properties typically range from 1,000 to 1,700 square feet and offer two to three bedrooms. Lyon says most homes built between the 1950s and 1970s generally enter the market with significant remodeling and upgrades. Because the area doesn't have a homeowners association, residents can easily make exterior changes to their property. Housing prices generally range between $250,000 and $320,000. The neighborhood has larger lots than the neighboring Springtree community, many ranging over a quarter acre in size.

From Northwood to the rest of Gainesville
Houses of worship in and around the community include the Unitarian Universalist Fellowship of Gainesville and Creekside Community Church. The city's Regional Transit System provides bus stops along NW 34th Street. The nearby 13th Street and SW 34th Street pass the edge of UF's main campus, less than 5 miles away. "The city is anchored by UF and Shands Hospital," Lyon says. "They provide a lot of jobs for locals." The nearest hospital, UF Health Shands, is on the eastern edge of campus. Roadways near the college are often congested during rush hour. Downtown Gainesville and the closest Interstate 75 interchange are about 6 miles away.
Close to a preserve and Springtree Park
Possum Creek Park, located to the west, is a 76-acre preserve that features a skate park and dog park. The onsite nature trail passes through pine flatwoods and wetlands. Possum Creek flows into a tributary near Springtree Park inside the Springtree community. The park grounds include exercise equipment, a nature trail and a playground, updated in 2020. The nearby North Central Florida YMCA has a pool, weight room and a Teen Center. During the summer, the organization offers summer camp programs for young locals.

Downtown Gainesville events
Gainesville's downtown is a hub for festivals and concerts throughout the year. The recurring live music series, First Fridays, runs from April to September at Bo Diddley Plaza. The public space also hosts the Downtown Festival & Art Show, a two-day event celebrating performance, literary and culinary arts in the region. Both events have been a part of downtown for years and are free to the public.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
