The quiet lifestyle of Sutters Landing
With roads shaded by oaks and palm trees, Sutters Landing is a small neighborhood that fully embodies the quiet atmosphere of American suburbia. This laidback community is only 7 miles north of downtown Gainesville and the busy college buzz of the University of Florida. "The university and our healthcare industry are two of the biggest draws for people relocating here. But not everyone wants to be in the thick of it all the time," says Craig Wilburn, a Realtor of 22 years with Keller Williams Gainesville. "Sometimes, people just want a quiet neighborhood with nice homes that don't cost an arm and leg. Homes here sell at about our median price range or a little below."
Contemporary housing from Southland Heritage Homes
Developed by Southland Heritage Homes Corporation, Sutters Landing was completed in four stages throughout the 1990s and has just over 100 dwellings. Quiet streets lead past well-maintained front yards, gardens and small ponds. The houses in Sutters Landing are loosely based on Spanish Revival and Mediterranean styles, painted in muted or pastel hues with large bay windows and stucco arched entryways. "If you like the college crowd, you can obviously stay closer to the center of town, but places like Sutters Landing aren't what we'd call 'college-fused.' It offers people some separation," says Florida native Autumn Doughton, who works in administration as a relocation specialist for Bosshardt Realty Services. Due to the similarity in architectural style and square footage, most homes sell between $300,000 and $360,000, with monthly HOA fees as low as $30. The neighborhood has a 1 out of 10 on the CAP Index Crime Score, much lower than the national average of 4.
