The Town of Northumberland, only 10 miles northeast of Saratoga Springs, is the fourth oldest town in Saratoga County, formed in 1798. During the Battle of Saratoga, the British army was defeated after crossing the Hudson River in Northumberland, often referred to as “the turning point of the Revolutionary War,” at what is now Hudson Crossing Park. Historic homes like the Gansevoort Mansion, formerly owned by Dr. William A. Patterson whose daughter Elizabeth became one of the oldest local citizens, still stand. With a population of 5,200 in an area of 20,000 acres, Northumberland is rural and agricultural and draws people because of its lush farmland and simple country lifestyle. “The area strikes an equilibrium between the agricultural and the residential,” says Dan Munn, a broker with High Rock Realty and a 25-year real estate veteran and appraiser by trade. “Farms here are generational, but there are also pockets of development. With Saratoga Springs so close, Northumberland attracts people employed in the city who want a quiet, country setting. They find a good balance here.” Northumberland enjoys the lowest crime score possible: 1 out of 10, according to CAP Index.

Historic, rural and suburban properties in Northumberland

Homes in Northumberland are known for their storybook character, such as farmhouses set on multiple acres with barns and streams running through the property. Many of the original structures built in the 1800s feature plank flooring and have been fully renovated with modern kitchens and heating and cooling systems. The community also offers ranch-style homes built in the 1970s or later with attached garages and finished basements. Bi-levels from the late ’80s and ’90s, some with back decks and swimming pools, are common in the Terrel Hills subdivision, and large colonials are popular throughout the town, many with four bedrooms and oversized garages for additional storage. “Northumberland is semi-rural,” says Mary Lentini, a licensed real estate agent with Howard Hanna, who’s been selling in Sarasota County since 2014. “Some farmhouses represent the area’s history, but there’s also been development with single-family homes and suburban-style neighborhoods. People here can enjoy the land and open spaces while living only a short drive from Saratoga Springs or Glens Falls.” Single-family homes in Northumberland range from $125,000 to $1 million, depending on their size and acreage, which can sometimes exceed 25 acres.

Saratoga County preserves and parks

Saratoga Sand Plains Wildlife Management Area and the Wilton Wildlife Preserve and Park are Northumberland's largest nature preserves and outdoor recreational areas. With a 5K running trail, 8 miles of walking trails, a 60-foot fire tower, and horseback riding, hunting, snowshoeing and mountain biking opportunities, the park preserves are a haven for outdoor enthusiasts. Hudson Crossing Park, the site of the British crossing in 1777, sits on an island in the Hudson River and is accessible by taking the Empire State Trail Bridge just north of Schuylerville off U.S. 4. The park features the Champlain Canal and lock system, over 2 miles of walking trails, a picnic pavilion and the Dix Bridge, a footbridge that connects the park to the eastern bank of the Hudson. At the top of Lock 5, Eagle Point Overlook treats hikers to stunning views of the Northumberland Dam. The nearby 18-hole Airway Meadows Golf Club is a public course halfway between Saratoga Springs and Glens Falls. Among its fairways, the golf club contains three covered bridges, a family-owned public airport and a black Angus beef farm. A pro shop and tavern are also available to golfers, who can join leagues and participate in tournaments.

Schuylerville shops and Wilton Mall

For a bite to eat or places to shop, the community heads to Schuylerville, south of Northumberland on the Hudson River, or to the Wilton Mall, about 8 miles southwest near Saratoga Springs. Byron's Village Market in Schuylerville is a small, local grocer that’s been open since 1925. Restaurants like Amigos Cantina, which offers over 80 tequilas and mezcals, and Sweet Lou's Bistro, with its casual dining room and upscale menu, are local favorites. Just Meats Deli and Market off Route 29 is a family-owned butcher shop that serves soups and sandwiches, and farther down 29, Farmer’s Daughter’s Drive-In offers homemade ice cream, burgers and fries. Wilton Mall off Route 50 is surrounded by big box stores like Walmart, Lowe’s and Home Depot, and the mall itself features nearly 80 stores and restaurants.

Turning Point Parade and Festival

Each August, the Town of Schuylerville commemorates the Battle of Saratoga, the American Revolutionary War victory against the British, with the Turning Point Parade and Festival. The event features over a dozen musical groups and over 100 vendors and carnival games. From early July to mid-August, the Town of Northumberland also sponsors a Summer Camp for children aged five to 12 on Tuesdays and Thursdays. The camp includes field trips, a non-competitive learning environment and outdoor activities.

The Schuylerville Central School District serves the neighborhood with three highly rated schools, all earning a B-plus rating from Niche. Kids start at Schuylerville Elementary, where they can participate in extracurricular activities like band, chorus, art club and ski club. Schuylerville Middle has a tradition of taking its sixth-grade class to Camp Chingachgook on Lake George for a three-day stay in June, where they can hike, canoe and practice team-building activities. U.S. News and World Report ranked Schuylerville Junior/Senior High as the No. 4 high school in the Albany region.

Easy access to Saratoga Springs and Albany

The rural landscape of Northumberland makes it a car-dependent place to live. U.S. 4 and State Routes 29 and 32 are nearby and offer easy access to Saratoga Springs, 10 miles away, and Albany, 45 miles. The closest hospital and Amtrak station are in Saratoga Springs, and the closest passenger airport is Albany International in the northern part of the city, a 40-mile trip.

Farms and flooding in Northumberland

The landscape of Northumberland is marbled with brooks and streams that all spill into the Hudson River. With so much natural irrigation, it’s no wonder why the town has supported farming for the past two centuries. Farms like Bacon Hill Blueberry and Winney’s Farm dot the landscape, as do dairy farms like Biss Crest Farms and Kings-Ransom Farm. While most homes are positioned outside flood plains, properties closest to the Hudson River, specifically those in the Hamlet of Northumberland, are more prone to flooding.
