Two miles south of vibrant downtown Garland and 5 miles west of Lake Ray Hubbard sits Devonwood. This suburb is quaint, but the community’s bond is strong and mighty, with an award-winning neighborhood association at its helm spearheading initiatives, events and other efforts to keep improving Devonwood and keep residents united. “It’s small, so you really feel like a part of a community,” says Alie Rosales, a Realtor with DHS Realty with over 10 years of experience and a Garland resident. “You really know your neighbors, and I don’t think you get that as much in Dallas. Like, when I went out of town, my neighbor mowed my lawn for me without me even asking. Neighbors will also look after your packages and take them for you. Everyone looks out for each other.” Beyond that small-town charm, the neighborhood offers some of the more affordable homes in the area, diverse amenities, and with its proximity to a major thoroughfare, residents can reach Dallas in 15 miles.

Midcentury moderns for under $400,000
Devonwood’s curved gridded streets are framed by a main thoroughfare, railroad tracks and a winding creek on the neighborhood’s east side. “Glenbrook Drive is a pretty well-known street in Garland because those homes are unique; they were built so the back of your property looks out onto the creek,” Rosales says. Most homes in Devonwood were built in the early 1950s and range in price from $160,000 to $400,000. Newcomers can expect 900-square-foot two-bedroom homes on the lowest end and four-bedroom, 2,400-square-foot homes on the highest. Homes near the creek on Glenside Drive and those in Orchard Hill Estates are among some of the higher-priced homes. Midcentury modern charm defines the architectural landscape with a few brick and traditional homes sprinkled in. Lot sizes run fairly large considering the size of the homes, with most starting at 11,000 square feet and stretching over a half-acre. This leaves plenty of room for entertaining, and lawns are beautifully landscaped and well-kept. Whether residents live in the northern, middle or southern part of the neighborhood, they can easily walk to a park.

Most shopping and dining options are along State Highway 76, West Miller Road and West Kingsley Road, which intersect, making it easy for residents to access plenty of amenities. The no-frills counter service serves tacos, burritos and tortas, all under $8 when lines regularly lead outside. Locals rave about their barbacoa tacos and being able to go late-night for an al pastor taco. Crepes n Go is the go-to spot for a quick sweet treat to cool off from the Texas heat, with a colorful menu of fruit and chocolate-covered crepes and smoothies. For groceries and essentials, Walmart is at the top of the neighborhood, and next door is El Rio Grande Latin Market, where residents can buy fresh juices, specialty goods and produce. For more shopping, Whiterock Marketplace is only 4 miles south of Devonwood, which offers big-box stores, banks and clothing boutiques.

With three parks in different sections of the neighborhood, Devonwood residents have a park within walking distance no matter where they live. At the 14-acre Tinsley Park, kids can climb on a rock designed like a giant wolf head and a giant turtle or explore the nature-inspired playground. The park also has a tree swing and multi-purpose fields. Kingsley Park is a small pocket park with plenty of space for a picnic or to play catch. Residents can also easily access Rick Oden Park, located across the neighborhood’s east side. The 37-acre green space offers ballfields, the large Jack Coleman Tennis Center and the 48,00-square-foot Jon Comer Skatepark. For beginner and experienced skaters, the skatepark is divided into three sections with bowls, drop-ins, rails and volcanoes. Wynne Joyce Park is also 5 miles east of Devonwood, which feeds into Lake Ray Hubbard. Here, residents can sunbathe on the shore, kayak, fish or go shopping and eat waterside in Rockwall Harbor.

Beloved schools in Devonwood
Garland Independent School District serves the area, and while no public schools are directly in Devonwood, local students can attend Park Crest Elementary and Sam Houston Middle, both in the English neighborhood to the west, and finish their education at South Garland High School in the Meadow Creek community, to the south of the neighborhood. The elementary school, which offers family art nights, has a B-minus grade on Niche, and the middle school earned a C-plus. Also earning a C-plus on Niche, South Garland High offers cross-country teams and a skateboarding club. The Garland Independent School District’s Choice of School program allows parents to customize their child’s K-12 journey, making school choice part of enrollment. “I’ve been living in Garland for a couple of years now, and I love it because of the school district,” Rosales says. “Your kid does well, and the next year, they’re invited to join an academy, a magnet school. That’s what happened with my child. The administration is just great. Any problems we had; they were on it.”

An award-winning neighborhood association
Community spirit is alive and well in Devonwood, originally called Orchard Hills. The neighborhood association, a force since 2001, hosts a variety of annual events to bring the community together, including a garden tea party in February, an Earth Day plant sale in April, a community picnic in June, a garage sale in October and a holiday party in December. Orchard Hills Neighborhood Association also regularly nominates yards of the season and since being established, has developed crime watch programs, assistance for senior citizens and neighborhood management classes. The association has won numerous awards from the Neighborhoods USA Awards Program over the years for its physical and social revitalization efforts. In 2019, the association won for its Saturn Hills community garden program, which residents still enjoy. The city also organizes events Devonwood residents can quickly get to, including Christmas on the Square, which attracts 21,000 attendees every year, a Fourth of July celebration with a drone show, a First Fridays art showcase and a free concert series in Downtown Garland Square. “The city puts a lot of effort into building the community,” Rosales says. “There are events all the time. Like downtown, there’s an old movie theater where they show movies for families with kids every week.”
