Situated less than 20 miles northeast of downtown Dallas, the city of Garland bills itself as being “just a stone’s throw away” but, at the same time, a city that “feels like a different world.” The city was established by a rugged group of settlers in 1891, and it still clings tight to its frontier history. And nowhere in the city is that historic preservation ethos more prominent than in Downtown Garland, a neighborhood that pairs together two desirable aspects: proximity to all of the city’s best restaurants/shopping and lower price points than much of the surrounding area.

A vibrant commercial sector

Because homes here encircle the commercial center of the downtown business sector, residents of Downtown Garland are close to the heart of the city’s historic district, anchored by Garland City Square. The Plaza Theater, whose retro-styled marquee stands high above City Square, is a mainstay of Garland’s arts scene, producing shows by Broadway touring companies, concerts by various symphony orchestras and other stage productions. A neighborhood favorite is the monthly “Thursday Throwback” movie series at the Plaza, when the theater invites patrons to a free screening of a classic film. Shopping in Downtown Garland is yet another draw, with an abundance of local shops lining the streets. Whether it’s antiques, clothes, flowers or even a new guitar, shoppers can find it here. Boogie Nights Vintage offers an ever-changing selection of vintage and retro clothing and accessories, while Picker’s Paradise invites shoppers to browse through an immense assortment of second-hand merchandise to discover all sorts of hidden treasures. And when the times call for more upscale intensive retail therapy, the elegant shops of Dallas are a short drive south. And dining out is also easy in Downtown Garland, with options ranging from barbecue and craft beer at Intrinsic Smokehouse & Brewery, where everything from the beer to the brisket is made in-house, to all of the traditional Mexican favorites at Taqueria Garcia’s. When cooking at home is on the agenda, Kroger is centrally located for residents’ grocery needs, and Target is 5 miles east for more home necessities.

Swinging, serving, skating and so much more

Downtown Garland also offers plenty of outdoor areas for play and relaxation. The 60-acre Central Park offers an ADA-accessible playground, as well as a 3-acre dedicated dog park, areas for baseball, football, basketball, volleyball and tennis, picnic areas and the Granger Recreation Center. This rec center provides a full-sized gymnasium, fitness center and indoor rental spaces for meetings and other gatherings. Just south of Central Park is “The Boneyard,” as the Jon Comer Skatepark is known by local skateboarders. Offering 46,000 square feet of ramps, rails and other terrain, The Boneyard is set up for all skill levels to have a safe and enjoyable session.

Lower real estate prices than the surrounding area

Homes in Downtown Garland are typically ranch-styles, though buyers will find examples of Craftsman-style, farmhouse and bungalow homes, too. The median home price here is $250,000, and buyers can expect to pay an average of $190 per square foot. Those numbers are lower than the city of Garland as a whole, which has a median of $320,000 and an average price per square foot of $192. A three-bedroom/two-bathroom ranch-style home in need of some work can sell for $162,000, and prices can go up to $325,000 for a three-bedroom/two-bathroom Craftsman-style home.

Garland ISD schools

Students in the area are served by the Garland Independent School District, which earns an overall rating of A-minus from Niche. Children can attend Freeman Elementary, Bussey Middle and Garland High School. Freeman earns a C from Niche, Bussey earns a C-plus and Garland High School earns a B-plus. Students at Garland High School can pursue one of four different academic programs that correspond with their individual interests: The Academy of Fine Arts, the Achievement Academy, the Early College High School magnet program and the International Baccalaureate Diploma Program. There are several private school options in the area, too, including St. Mark’s School of Texas in nearby Dallas, which earns an A-plus from Niche.
