Cali Saigon Mall is a true representation of the diversity of the Holiday Park Neighborhood.
Convenience and international character
Less than 4 miles from Downtown Garland and 20 miles from Dallas’ City Center, the neighborhood of Holiday Park is a pocket of quiet streets where old-school suburbia meets modern-day convenience. "It's an established area close to the major thoroughfares," says Realtor Michelle Scribner with Fathom Realty. "It's nice because you're in the suburbs and not in the thick of things, but you can still be downtown or at the airport in 30 minutes." With large, well-maintained homes, one of Garland’s biggest parks at its doorstep and temples and markets that cater to the local Asian American population, Holiday Park offers an international community for people from all walks of life.
Traditional homes in Holiday Park average 2,500 square feet and sell for upwards of $400,000.
Large homes with good value
In Holiday Park, traditional and ranch-style homes occupy most of the neighborhood and were built in the 1970s through the early 2000s. Single-family homes are roomy, featuring three and four bedrooms, spacious back decks and deep front yards. Some townhouse subdivisions offer extra amenities, like community swimming pools and gated security. Homebuyers can expect to pay anywhere from $200,000 to $450,000 for a home in Holiday Park. “It’s an older neighborhood with good value,” says Garland City Councilman for District 7 Dylan Hedrick. “Homes are less expensive than other areas — good for first-time homebuyers.”

From down-home to Vietnamese
For some down-home cooking, residents go to Babe's Chicken Dinner House on North Garland Avenue, which is open for lunch and dinner. Hana Hibachi and Sushi across the street is popular for its theatrical chefs who make the food in front of diners. Target, Walmart and Sam's Club are just up the road, and Firewheel Town Center, with over 110 brand-name department and specialty stores, is less than 4 miles away. Cali Saigon Mall, with its Vietnamese supermarket and Asian food court and shops, is just a few miles west along Belt Line Road, and residents have a Tom Thumb in the northwest corner.
Residents take pride in the Holiday Park community.
Asian American Heritage Festival
In May, the city of Garland celebrates Asian Pacific American communities at its annual Asian American Heritage Festival at the Winters Park Amphitheater. Visitors can be dazzled by the festival’s colorful world parade and lion dance, craft stalls and traditional performances from Thailand, Laos, China, Indonesia, Vietnam, Cambodia, the Philippines and more.
International Leadership of Texas in Holiday Park sets the standards for excellence.
School choice for families
With Garland’s Independent School District's Choose Your School program, families can choose from International Leadership of Texas-Garland K-8, a charter school that received a C for its elementary school and a C-plus for its middle school from Niche. ILTexas' mission is to prepare students for leadership roles in the international community by mastering English, Spanish and Chinese. ILTexas also offers a high school with a B-plus rating, or families can send their children to Brighter Horizons Academy, a private PK-12 school that scored an A from Niche.
Outdoor and indoor recreation
Residents can walk to nearby Winters Park for its soccer and softball complexes, playground and tennis courts. Hawaiian Waters Garland next door features a lazy river, water slides and a 10,000-gallon wave pool. Spring Creek Park Preserve is walkable, too, offering acres of forest and hiking paths. Locals might visit the North Garland Branch Library for the latest bestsellers or test their gaming skills at NickelRama, a nickel arcade. Garland is also rebuilding the recreation and aquatic centers at Holford Park, about a mile south of the neighborhood. “The new recreational facilities will be the largest in the city,” Councilman Hedrick says.
