Terrace Bellaire is a residential neighborhood with older homes less than a mile from downtown Garland and about 18 miles from Downtown Dallas. "I love Garland," says local Realtor Donna Nichols of Ebby Halliday Real Estate, who has over 40 years of real estate experience in the Dallas-Fort Worth metroplex. "I've been living here for a long time, and the city really is putting in a lot of work to make homes more affordable for everyone." The neighborhood is home to several public services, including an elementary school, a recreation center and a medical office. With three parks scattered throughout, Terrace Bellaire also offers plenty of green space in the established community.

Older ranch-style starter homes within Garland
Terrace Bellaire's loose grid-style streets prominently feature homes built as early as the 1940s with more contemporary homes sprouting up throughout the neighborhood. “The housing there is older, but it's a lot more affordable for first-time home buyers,” Nichols says. Ranch-style homes are most common in Terrace Bellaire while small Craftsman and cottage homes also fit into the mix. Ranch-style homes often range between $115,000 for a smaller home built in 1953 and $270,000 for one built in 1983 with a renovated interior. While less common, there are some New Traditional ranch-style homes range in price from $229,000 to $400,000 and some land for sale, with prices ranging from $80,000 for .12 acres to $225,000 for .35 acres. The housing market in Terrace Bellaire is relatively competitive with many homes being sold between four and five weeks, though newer builds can be scooped up much faster, says Nichols.

Downtown businesses and Hispanic grocery store
Garland City Square is about a mile west of the neighborhood. The square contains an event lawn, water features and a play area for children, surrounded by local shops and restaurants. Rosalind Coffee roasts their own coffee and has a food menu to accompany drinks. Dos Banderas offers trivia nights on Mondays and Taco Tuesdays with live music. In the southern section of the neighborhood is grocery store El Rancho Supermercado alongside restaurant El Viejon Seafood. About a mile and a half west of the neighborhood is a Walmart Neighborhood Market.

Recreation center and downtown Garland
Gale A. Fields Recreation Center has after school programs for children, alongside gymnastic classes for both children and adults. Downtown Garland is about a mile west and has seasonal events throughout the year, such as the Garland Fall Fest & Guzzler Run. The event is free with live music at the Garland City Square. Downtown also hosts the Music Made Here Concert Series, occurring the first Friday of every month from January until November.

IB and AP classes at Garland High School
Students may start at Kimberlin Academy for Excellence for kindergarten through fifth grade before attending the Austin Academy for Excellence for sixth through eighth grade. Both schools receive an A from Niche. First opened in 1902, Garland High School earns a B-plus and has both the International Baccalaureate and Advanced Placement programs for students. The school also houses the Academy of Fine Arts Magnet for the district as well as a thriving football community. All of the schooling within the Garland Independent School District is Choice of School, where families can choose what school to attend at each grade level.
Kimberlin Academy for Excellence provides accelerated instruction to its students.

Three parks within, one next to Fields Recreation Center
Douglas Park sits in the middle of the neighborhood and is a smaller park that mainly consists of a green space with a playground on one end. The Gale A. Fields Recreation Center sits adjacent to Embree Park, which has a half mile of paved trail around the edge of the park, along with a basketball court and playground. There is also a splash pad and picnic tables. In the northern section is the 14-acre Lou Huff Park, with a sports complex that includes soccer and baseball fields. The park also has a playground that was updated in 2021.
The baseball field at Lou Huff Park is a great place for kids to practice their swings.
Virgil M. Douglas Park has an eclectic playground for kids to enjoy.

Adjacent to a state highway with access to I-635
While Terrace Bellaire is largely car-dependent, the neighborhood does offer convenient road access. Terrace Bellaire’s northwestern border is State Highway 78, which feeds into Interstate 635 about 5 miles to the south. Locals can also catch the bus on Dallas Area Rapid Transit routes 203 and 251, which make multiple stops on First Street. Route 224 follows Dairy Road, the eastern border of the neighborhood. The Parkland Garland Adult Care Clinic is next to Douglas Park, and Medical City Sachse, A Campus of Medical City Plano is about 5 miles northeast.
Bus stops along South First Street make it convenient for Terrace Bellaire locals to get around.
