Friendly neighbors and charming homes near downtown Garland

Within reach of the retro homes and colorful murals of the centrally located Williams neighborhood are multiple shopping centers, extensive dog-friendly parks and the charming storefronts of downtown Garland. Some of the most prominent employers in the Metroplex are a short commute for those working in Dallas, which is 15 miles away from Williams. “In the ‘60s and ‘70s, this was the working person’s suburb, and it still is,” says Realtor Paul Ruth of RE/MAX. “The neighborhood is always changing but it’s still one of the most modestly priced places to live in the surrounding area.” Downtown Garland is only 3 miles away from the center of Williams and it has undergone major renovations that exceeded $25 million. “I have been selling homes in Garland since 1996, and the downtown area is nothing like it was when I first started,” says Realtor Tony Vasquez of Re/Max DFW Associates. The new downtown Garland includes an imaginative play area and a lawn framed by prism gateways that illuminate the night, providing the perfect backdrop for live music, events and other community gatherings. Neighbors enjoy running into each other at the street fair held every second Saturday or one of the student-oriented events hosted by the well-regarded Garland Independent School District. “Williams is the kind of place where people take care of each other,” Vasquez says. “Just the other day, someone left their garage open, and a neighbor called them to let them know.”

Williams offers older homes with modern finishings

In Williams, most homes were built in the 1950s, which only adds to its value. “Established neighborhoods like this one offer wider roads, bigger back yards and more mature trees than some of the newer subdivisions in Texas,” says Realtor Cecilia Baca-Pena of Century 21 Judge Fite Company. “As Texas gets hotter, shade is golden.” Given Williams's convenience and unique charm, homes sell faster than the national average. Prices hover between $225,000 and $350,000, depending on the size of the property and possible modern renovations. Most three- to four-bedroom residences are between 1,000 and 1,300 square feet. Williams homes are primarily brick ranch-style dwellings; however, some homes have brightly painted brick exteriors, art-adorned entrances and second-floor additions with classic midcentury wood paneling. “There is an air of renovation and revitalization happening in Williams,” Baca-Pena says. “Sometimes the colors of the homes are not typical. They are brighter, which brings livelihood to the area.”

Garland has a well-regarded school district

The Garland Independent School District prides itself on being involved in each student’s educational career. Garland’s schools include Williams Elementary School, Sam Houston Middle School and Garland High School — in order, these schools are rated B-minus, C-plus and B-plus by Niche. At Williams Elementary School, students celebrate kindness each year by dressing up like superheroes for National Bullying Prevention Month. The school district also collaborates with the city of Garland to support Big Arts Day, an annual downtown event where locals can purchase art, view exhibits and participate in hands-on crafting. Garland ISD students can learn more about Earth, space and NASA at the GISD Planetarium. The facility offers a 360-degree interactive simulation of different periods on Earth.

Expansive parks, lakes and classic arcades

In their free time, neighbors head to the 60-acre Central Park, also known as “Williams Park” and “City Park”. It was the first municipal park in Garland and has been well-loved since 1948. Notable features of Central Park include its 3-acre dog park and a 6,500-square-foot playground designed with sensory-friendly elements. The first of its kind in Garland, this playground is accessible to all children, no matter their physical or cognitive needs. A day out on the water at Lake Ray Hubbard is roughly 16 miles from Williams. When storm clouds threaten to spoil the fun, locals can grab their spare change and head to the nearby Nickelrama arcade. This 25-year-old mainstay has an expansive selection of popular arcade games, from skeeball and pinball to Space Invaders and Pac-Man played on larger-than-life, flat-panel screens.

Williams is near downtown Garland, multiple shopping centers and local eats

For casual shopping, locals don’t have to travel far, as downtown Garland is roughly 2 miles away. The small city has been known for its vintage signage and vibrant murals since 1951. Storefronts, bars, music venues and family-owned eateries branch off of the Garland City Square, with most of the action planted near Main Street. Notably, it’s considered one of the oldest shopping strips in Texas. Across from Glenbrook Parkway and South Garland Avenue is Walmart, along with a few more local favorites, including Tortas la Vecindad and Piefalootin on nearby Goldfinch Lane. The tantalizing bakery specializes in banoffee, cheesecake and an extensive list of fruit pies. Larger department stores like Target, PetSmart and The Home Depot can be found between two other shopping centers: Richardson Square off of South Plano Road and Firewheel Town Center on President George Bush Turnpike.

Williams is in proximity to events in multiple surrounding cities

Annual events include a Taste of Firewheel and the Wildflower Arts and Music Festival. Nearby, locals can enjoy live music at the July Music Festival in Wylie or garner new wall art at the Cottonwood Arts Festival in the City of Richardson. President George Bush Turnpike offers quick access to nearby areas of Garland, the central city of Dallas, and the nearby suburbs of Plano, Richardson, and Sachse. Dallas Area Rapid Transit (DART) serves Williams with bus lines that run to light rail stations in Downtown Garland and nearby Cityline (Richardson, Texas). For immediate medical care, Methodist Richardson Medical Center is 3 miles away. Dallas Fort Worth International Airport is 25 miles away from the neighborhood, making longer trips a breeze.
