Quiet residential suburb on the west end of Goleta
First developed in 1959, El Encanto Heights is located on the west end of Goleta just north of the U.S. 101, offering quiet suburban streetscapes close to employment centers and the Santa Barbara coastline. While the neighborhood is primarily residential, it’s broken up by a few locally owned restaurants and the El Camino Presbyterian Church. The neighborhood has a Cap Index crime score of 3, compared to a national score of 4, with a particularly low risk of violent crime. Residents can get together at Evergreen Acres Park, one of many nearby green spaces, to enjoy a game of disc golf or relax on the grass. Locals also benefit from the Camino Real Marketplace just across the highway, featuring several national retailers, including Costco. “There are tons of tech jobs. Lots of Silicon Valley companies have relocated here,” says Deborah Samuel, a local Realtor with Berkshire Hathaway HomeServices. “There are lots of late-20s, early-30s folks who want to work from home and commute to LA once a week.” Only about a mile from the beach, El Encanto Heights residents are close to local amenities while still benefiting from a more serene, secluded location.

Midcentury ranch-style homes and ‘90s-era housing developments
Set in the foothills of the Santa Ynez Mountains, sloping streets wind through El Encanto Heights, lined with well-maintained sidewalks. Single-family housing inventory predominantly consists of tract-ranch-style homes. “I know the market is tricky for first-time home buyers because prices continue to elevate, but El Encanto Heights has a lot of entry-level homes,” says Ali Evans, a Realtor with Berkshire Hathaway HomeServices. “If you are looking for a little bit more space instead of the condos of the downtown area, this is the perfect place to look.” Prices for a three-bedroom ranch-style property from the ‘60s with an attached garage range from $1 million to $1.5 million, while a four-bedroom Spanish Revival-style home from the ‘90s with barrel-tile roofs and stucco exteriors can sell for $1 million to $1.7 million. Late 20th-century condo and townhome units with three bedrooms sell for around $800,000 to $1 million. Lots here feature a scattering of tall old-growth palm and pine trees and dense local shrubbery.

The A-plus-rated Dos Pueblos High features the brand-new Virgil Elings Center for Creative Learning and the Virgil Elings Center for Media and Communication. Residents can also use the Santa Barbara Metropolitan Transit District’s bus system, including Line 23, which circles El Encanto Heights before stopping at the Camino Real Marketplace. The Goleta Amtrak station is less than 4 miles east of El Encanto Heights. The city of Goleta began construction on a new full-service train depot next to the existing Amtrak platform in the spring of 2024; there is not yet a projected completion date.
