Though Gearhart may be known for its million-dollar homes near the Pacific coastline, those in Woodland Park—separated by the Oregon Coast Highway—come with smaller price tags. Less than 2 miles away from sandy beaches with views of rolling mountains in the distance, the neighborhood also enjoys proximity to Gearhart Golf Links, one of the oldest courses in the West. Despite being part of a quiet coastal community, Woodland Park is still closely connected to Warrenton and Astoria. “We still have Costco and Home Depot 10 miles up the road,” says Todd Braden, a broker with Soldera Properties. “That’s pretty rare on the coast. You don’t run into that in this area.”

Access to the beach across the highway
Residents of Gearhart have access to all the recreation that comes with living close to the beach. “It’s the Oregon Coast,” Braden says. “We have clamming and crabbing and salmon fishing.” Across the highway from the neighborhood, residents can drive along the beach. “If you want to pack the kids and the dog and set up camp, you will go above 10th Street,” Braden says. The intersection of the Necanicum River and the Neawanna Creek creates a sandy inlet on the shoreline south of 10th Street, where cars are not allowed.
Gearhart Golf Links, an 18-hole course with daily rates ranging from $65 to $125, is about 2 miles away from the neighborhood. It has served the community for 132 years, making it the oldest golf course west of the Mississippi River. Golf enthusiasts can also fine-tune their swings at the complex’s golf-specific fitness center or take lessons in its virtual golf room.

Single-level cottages east of Oregon Coast Highway
Woodland Park, largely located on the east side of the Oregon Coast Highway, features more single-level homes than the rest of the Gearhart community, with single-level cottages and split-level homes built throughout the 20th century. Prices range from $490,000 to $550,000. “More single-level houses and smaller footprints make a more affordable package,” Braden says, especially when compared to properties west of the highway and closer to the shoreline. Buyers will also find new traditional homes and Cape Cods built in the 2000s with weathered shingles or wood siding that create a beachy look, selling for between $650,000 and $700,000. Gravel driveways and an absence of sidewalks preserve a sense of privacy throughout the neighborhood.

A variety of electives at Seaside High
Students in Woodland Park may begin their K-12 journey at Pacific Ridge Elementary School, established in 2020, which has yet to be graded by Niche. They may then move forward to Seaside Middle School, which scored a 2 out of 10 from GreatSchools, before finishing their secondary studies at Seaside High School, which earns a B-minus from Niche. High school students may choose between a variety of elective courses—including calligraphy, graphic design, culinary arts and a food truck specialty course—or join extracurricular clubs centered around robotics, creative writing, community service and other interests.

Gearhart Bowl is a bowling alley conjoined with Fultano’s Pizza, a local chain, conveniently located on Oregon Coast Highway. Customers can enjoy a variety of pizzas, Angus beef burgers, sandwiches or wings and friendly competition. The bowling alley also offers unlimited lane time during Rock ‘N Bowl on Friday and Saturday nights. On the other side of the highway, El Trio Loco serves traditional Mexican dishes and oversized tropical cocktails in a cheerful interior with floral decorations and colorful tiles. For groceries, Supermart Gearhart and Dollar General have the basics, while supermarkets and big-box retailers are about 10 miles north in Warrenton.

Pacific Drive connects the community to the ocean
The Oregon Coast Highway runs through the center of Woodland Park, connecting the Gearhart community to Warrenton and Astoria in the north and Seaside in the south. Pacific Drive traverses the neighborhood horizontally, bringing residents on the west side of the Oregon Coast Highway to the coastline. Near the intersection of Pacific Way and the Oregon Coast Highway, residents can catch the Northwest Connector bus on the Astoria-Seaside route. The bus takes passengers north to Astoria, as well as south to Seaside.
Woodland Park is located just 3 miles north of Seaside.
