The quiet neighborhood surrounding Downtown Geneva
Located in the western corridor of the Fox River, Northwest Central Geneva spans the length of the downtown scene and its surrounding residential pockets. Colonial Revivals line quiet neighborhood avenues, surrounded by parks, locally-owned shops and a handful of big-box stores just west along Randall Road. “One of the main draws to the area is Downtown Geneva,” says Roger Erikson, senior global advisor with The McKay Group at Coldwell Banker. “You have the restaurants and shopping on Third Street, the Metra station downtown and a fantastic school district. These are huge benefits for people moving to Geneva.”
Colonial homes in Northwest Central Geneva
Route 38 passes through the heart of Northwest Central Geneva. Pockets of residential streets flank each side, but Erikson quickly notes the difference. “North of 38, you’re going to have smaller lot sizes,” he says. “But you’re much closer to Downtown Geneva. Once you go south, you’ll find the larger lots with more square footage.” Colonial Revivals dominate the market on both sides, followed closely by midcentury ranch-style homes, Cape Cods and custom builds with traditional architecture. Most properties range in price between $270,000 and $750,000, while newer homes exceeding 3,000 square feet sometimes reach $1 million. Subdivisions like Pepper Valley provide community swimming pools and ball courts. Sidewalks outline the streets, passing manicured lawns and paved driveways. Townhomes are common throughout the neighborhood. Units typically range in price from $270,000 to $520,000 but reach $800,000 closer to Downtown Geneva.
Cape Cod homes can be found throughout Northwest Central Geneva.
Dutch Colonial Revivals can also be found in Northwest Central Geneva.

Wining and dining on the State Street strip
"On a nice day, you'll see tons of people walking through Downtown Geneva," Erikson says. "You park, walk up and down, go in and out of shops, and maybe stop for a drink." From clothing boutiques to gift shops and handcrafted treats at Graham Fine Chocolate and Ice Cream, locally-owned businesses dominate the State Street strip. "On Third Street, the Geneva Winery has a big lawn, so people can sit outside with a glass of wine in the summertime," he continues. "And in the winter, you'll see those igloo-looking domes, which makes the ambiance really cool."
As for groceries, residents can shop locally at Josef's Elegante Meat & Deli or head to Randall Road for Jewel-Osco, Meijer and The Fresh Market. Geneva Commons houses prominent retailers like Dick's Sporting Goods, Gap and Express. Surrounding stops include Lowe's and Costco Wholesale.
The Geneva Winery is a favorite among Northwest Central Geneva residents.

From Swedish Days to a Christmas Walk in Downtown Geneva
Downtown Geneva hosts cultural and seasonal festivities throughout the year. Swedish Days is held for five days in the summertime and honors the Swedish community with authentic food and performances. “The village has a lot of Swedish heritage; I mean, the high school mascot is a Viking,” Erikson says. Over the holidays, residents of Geneva and St. Charles gather around the courthouse for the annual Christmas Walk. “They have live carolers, which I’d never seen before when I was growing up,” he continues. “They shut down Third Street and light up this massive tree in front of the courthouse. Then Graham's Chocolate Shop does candy cane rolling, which you can watch through the window outside. They actually held the Guinness World Record for the biggest candy cane!”
Kids and grown-ups alike can't resist dancing at Concert in the Park.

The “spaceship” playground at Wheeler Park
Wheeler Park rests between the Fox River and Downtown Geneva, a hot spot for outdoor recreation in the warmer months. Paved walking paths weave between shaded fields, gardens and tennis courts. “I’ve held my kids’ birthday parties at Wheeler,” Erikson says. “The playground is modeled like a spaceship, so my kids call it ‘Spaceship Park.’” The park has access to the Fox River Trail, which leads to Island Park via a pedestrian bridge on State Street. “It’s basically an island on the river with a bunch of playgrounds and picnic spots,” he continues. “It’s a popular area for family photography; we’ve taken a few family shots there.” Walkable neighborhood spaces include Williamsburg Park and the South Street Athletic Fields, which host local sports leagues.
Golfers can play at Geneva Golf Club or the Eagle Brook Golf Club farther south. “Eagle Brook tends to be more affordable and busier, while Geneva’s club is smaller but more upscale. It just depends on what you’re looking for.”
Enjoy a brisk morning walk at Williamsburg Park.
Enjoy a game of tennis at Wheeler Park, where you can find well maintained courts.

Geneva Community Unit School District 304
Students attend Geneva Community Unit School District 304, beginning at Williamsburg Elementary School, graded A-minus by Niche. The school shares a block with its namesake park on Williamsburg Avenue. Geneva Middle School North and Middle School South share a campus on Viking Drive. Students at Williamsburg Elementary are evenly divided between the two campuses, which both earn an A-minus. Students reunite at Geneva Community High School, which earns an A. Home of the Vikings, Geneva High offers over 20 Advanced Placement courses and various athletic leagues, including lacrosse, badminton and swimming.
The top-rated Geneva Middle School South serves the local community.

Riding the Metra from Downtown Geneva to the Windy City
Most homes in Northwest Central Geneva sit within a mile of the downtown scene. “People are looking for that proximity to Downtown Geneva,” Erikson says. “Even a block or two makes a huge difference in whether you can walk or ride a bike.” State Street and Route 38 offer Pace Suburban bus service, but most residents are car-dependent. The nearest emergency room, Northwestern Medicine Delnor Hospital, is on Delnor Drive. The hospital is a prominent employer in the community. Chicago commuters can take the Metra from Geneva station or drive 45 miles east on Interstate 290 and 88. Chicago O’Hare International Airport is on the way, located 31 miles into the commute.
