Gated community around the updated Pawleys Plantation Golf and Country Club

One of Pawleys Island’s southernmost gated neighborhoods, Pawleys Plantation has something to offer anyone who visits or stays for the long run. Since the Pawleys Plantation Golf and Country Club opened in 1988, it has been popular among tourists and seasonal visitors. Golfers often rent properties right on the course to get the most out of their tee time. Many other Plantation residents call the gated community home year-round, from golf-loving retirees to young families drawn in by the area’s highly rated school district. The neighborhood is also close to Ocean Highway, which has some of the area’s best dining and shopping. The Waccamaw River is a well-loved boating destination on the west side of the island, while the gardens and marshes surrounding the century-old landmarks of the Pawleys Island Historic District border the ocean to the east.

Marshland gardens next to Pawleys Island Historic District

Local and out-of-town golfers are drawn to the neighborhood’s namesake country club. The 18-hole course designed by Jack “Golden Bear” Nicklaus received a full renovation in 2023, which also included a new clubhouse. Other courses like Founders Club at Pawleys Island, Heritage Golf Club and Caledonia Golf Club are all within about 5 miles of Pawleys Plantation. The community does not have its own marina, but boat owners can dock at Hagley Landing or Heritage Plantation Marina. Both landings are along the Waccamaw River, one of the Grand Strand’s favorite spots for fishing, kayaking and birdwatching. Closer to the shore, Pawleys Island Nature Park on North Causeway Road has marshland gardens and a fishing pier over the ocean. The park is next to Pawleys Island’s small historic district, a collection of 19th and early 20th-century buildings along the water. Pawleys Island Chapel is the district’s most recognizable site and has also become a symbol of the entire island. “It’s one of our most prominent landmarks. We have gold charms made to represent the chapel,” says Suzanne Temple, who has worked on the Grand Strand for over a decade as the owner of Tidelife Vacation Rental and a Realtor with Re/Max Executive.

Locally owned eateries line Ocean Highway

The island has dozens of restaurants and cafes, with almost no chains in sight. “It’s all locally owned and operated places. The focus has been to leave Pawleys Island as it was and not overly commercializing the area,” says Mariah Johnson, a Georgetown native and Realtor with The Mariah Johnson Group through Coldwell Banker Sea Coast Advantage. Three of the island’s standout eateries are all within a block of each other on Ocean Highway. Frank’s has been a local favorite since it opened in 1988. The formal dining room is known for its plates of steak and lamb, while the more casual courtyard serves pizza and cocktails. Chive Blossom also takes advantage of the Grand Strand’s fair weather and has an entirely outdoor dining area. The menu ranges from pan-seared duck to Southern watermelon salad, and the cocktail menu rotates seasonally. Bistro 217 was created with “rustic dining” in mind, which is reflected in everything from the wrought iron tables to the locally sourced seafood. The island’s only Publix and the Hammock Shops Village boutique mall bookend either side of these restaurants along the highway.

Weehawka Woods houses golf tourists and full-time residents

The gated community has a wide variety of housing options for both tourists and full-time residents. Pawleys Plantation has a condo and villa community, Weehawka Woods, which is favored by visitors for its location next to the golf course and the club’s on-site golf school. “There are golf packages where folks can stay in one of the villas and then play on the course,” Temple says. “Folks stay to play, fall in love, and want to purchase.” These units can sell for between $300,000 and $500,000. Stand-alone homes are often New Traditional residences and Low Country cottages with wide front porches. Homes under 2,500 square feet range from $500,000 to $700,000, while larger properties sell for $700,000 to $900,000. Pawleys Plantation has a desirable CAP Index Crime Score of 1 out of 10, well below the national average score of 4. Homes near both the river and the ocean can be prone to flooding, especially during tropical storm season.

Pawleys Plantation is zoned to the Georgetown County School District. The district’s schools include Waccamaw Elementary School, which Niche gives an A-minus grade, and Waccamaw Intermediate School, Waccamaw Middle School and Waccamaw High School all have B-plus grades. Waccamaw High School has several science-focused student groups, including a robotics club and the Waccamaw Aeronautics and Aviation Club—also called “WASA.” The southern tip of Pawleys Island is home to research institutions for the University of South Carolina and Clemson University, which both study the island’s native marshes along Winyah Bay.
