Cutting through Austin’s northern exurbs, the South Fork of the San Gabriel River serves as the southern border of Shadow Canyon. The homes in the neighborhood’s collection of freshly built subdivisions don’t stand out from others in the fast-growing Georgetown area, but the river valley views help distinguish Shadow Canyon from its surroundings. “They have really cool topography in that neighborhood, and they use that topography well,” says Tanya Kerr, Realtor and team lead of the T. New homes in Shadow Canyon
In one of Georgetown's hillier neighborhoods, the developments slope down from State Highway 29 towards the river. The new homes laid out on the suburban streets generally feature well-manicured lawns and saplings that have just been planted within the last few years, given the relative youth of the neighborhood. With similar stylings, including stone ornamentation and prominent gables, the neo-eclectic houses go between $300,000 and $700,000 for a three-bed, while a five-bed home sells from $500,000 to the mid-$900,000s.

Education in the Georgetown Independent School District
Shadow Canyon is located in the rapidly growing Georgetown Independent School District. Kids start their education at Wolf Ranch Elementary School, which was given a B-plus grade by Niche, before moving on to the B-minus-rated Tippit Middle School and East View High School, given a B. 58.5% of students at East View High School were considered college ready in both reading and math by the Texas Education Agency in 2020-21, compared to the state average of 40.4%.

Cimarron Hills is near James Tippit Middle School, offering convenience for families.

Planned river recreation
The developments in Shadow Canyon are planning to take advantage of their proximity to the San Gabriel River, letting residents enjoy the natural beauty. “The neighborhoods on the south side of 29 there are putting in paths down to the river, and there’s supposed to be a walkable bridge along San Gabriel,” says Rebekah Cummings, Realtor at the Cummings Team of Keller Williams. “It’s supposed to happen but it may take a couple years.” In the meantime, residents can enjoy the amenities most of the area’s developments offer, such as pools and play areas.

Date nights at Georgetown’s town square
While plenty of new housing has gone up in the Shadow Canyon neighborhood, the area’s commercial development lags behind. Residents of the area have to take 29 a few miles in either direction to either the Bar W Marketplace to the west or Wolf Ranch Town Center to the east for any shopping or dining. There’s an H-E-B and Torchy’s Tacos at the Bar W Marketplace with much more coming soon, while big box stores like Target and Kohl’s sit next to chains like Chick-fil-A and Cava at Wolf Ranch Town Center. But for a date night, Shadow Canyon residents often head five miles east into the nearby city of Georgetown. “The Georgetown town square has some super unique restaurants that are very local,” says Paul Cummings, Realtor at the Cummings Team of Keller Williams. “Lots of restaurants, small boutiques and cool shops that people go down there for.”
Fuego Latino offers elevated Latin American fare in downtown Georgetown.

Commutes towards Austin
Located along State Highway 29 west of Georgetown, Shadow Canyon sits among the growing exurbs of Austin. The neighborhood has access to both Interstate 35 and the 183A toll freeway, two of the main routes south toward the city. While commuters deal with congestion during rush hour, the state is working on extending the tolled portion of 183A, which locals believe should help with traffic. Downtown Austin is a 30-mile drive away, though many of the city’s tech employers are north of the city, closer for those traveling in from Shadow Canyon.
Festivals in Georgetown
In contrast to some of the larger communities in the area, the smaller developments that make up Shadow Canyon generally don’t hold as many community events. Instead, locals flock to Georgetown’s celebrations, such as the annual Red Poppy Festival each spring.
