Foothills and fresh air in College Hills

Filled with an eclectic collection of homes, College Hills offers a semi-rural suburban retreat conveniently nestled into the San Fernando Valley in the shadow of the Verdugo Mountains north of Los Angeles. “It’s a well-established community in a very nice area,” says Silvia Amador, a Realtor with Keller Williams Realty World Media Center. “People really like the foothills and the fresh air.”

A mix of home styles including condos, remodels and secluded estates

Midcentury-modern homes built in the 1960s and 70s are prominent among the neighborhood’s winding streets, with many built into the hillsides overlooking the valley. Large custom homes and ranch-style homes are interspersed into the residential mix. A collection of traditional homes in subdivision settings with larger yards, sidewalks and greenways also can be found. Charming bungalows and cozy Tudor-style homes highlight the established housing that dots the community. Additional options include contemporary remodels, modern-style smart homes and secluded luxury homes on sprawling estates. Prices range from a little over $1 million to more than $4 million. Condominiums in the $750,000 range and town houses in the $850,000 range can be found on the community’s west side, closer to Glendale’s buzzy downtown district.

School options in College Hills

Younger students can attend community schools Verdugo Elementary, a highly rated institution by both Niche and GreatSchools, and Woodrow Wilson Middle. Older students can attend Glendale High School, an A-rated school by Niche that offers a dual language immersion program. College Hills also is home to Glendale Community College.

Getting outdoors at Verdugo Park and Sunshine Preserve

Located at the base of the Verdugo Mountains in sunny California, College Hills is an active outdoor community. Residents can take advantage of the recreational and athletic amenities at Verdugo Park, a large regional complex where youth compete in baseball, softball and basketball and have access to two playgrounds and skating facilities. The park also includes a pair of playgrounds and dozens of reservable picnic tables. The community’s terrain is attractive to outdoor enthusiasts. The Sunshine Preserve is a dirt hiking trail that follows the ridgeline of the community’s foothills into the Verdugo Mountains. It was recently purchased by the Arroyos & Foothills Conservancy with the goal of connecting the many open spaces in the Verdugo range to the San Gabriel Mountains to the east. The preserve winds through picturesque natural habitat, which includes an array of plants and animals that is studied by the conservancy. A mountain lion that officials have named Nikita is known to roam the preserve at night.

Glendale Civic Auditorium and other points of interest near College Hills

Other attractions and points of interest include Glendale Civic Auditorium, a popular Los Angeles-area venue built in 1938 that regularly hosts trade shows, conventions, concerts and even private events, and Glendale Adventist Hospital, whose campus is located in the community’s southeast corner at the intersection of State Route 2 and State Route 134. Otherwise known as the Glendale and Ventura freeways, the convergence of the two major roadways allows for convenient travel to nearby Pasadena and Los Angeles. “It’s certainly centrally located for freeway access and short commutes, and that also gives you easy access to downtown L.A. about 10 miles away,” says Amador.

South and west side retail and dining spots

Retail and dining options are concentrated on the south and west sides of the community. Golden Farms Market is a full-service grocery store along the Glendale Avenue corridor, and Trader Joe’s is among the options along the Brand Boulevard corridor. Popular nearby eateries include Herand’s Kitchen, a highly rated restaurant that serves up Mediterranean cuisine, and Muffin Can Stop Us, a quaint and colorful breakfast café. Both Glendale Avenue and Brand Boulevard lead directly to downtown Glendale, which offers an array of shops and restaurants.
