Vintage homes are located close to downtown Glendale shopping
Vineyard is a neighborhood within walking distance of downtown Glendale, which has many shopping and dining spots. The original town of Glendale formed around this area in the late 1880s, and many of the homes here date to the early 20th century. The neighborhood has plenty of trees and greenery but not many grapes. However, the Verdugo Mountain region has a long history of vineyards and winemaking.
Max's Filipino food, The San Fernando's cocktails and live music
Some of the closest restaurants to Vineyard homes are toward the east. Bea Bea's has all-day breakfast, and Max's Restaurant is known for its authentic Filipino fried chicken. To the west, The San Fernando is a midcentury-style cocktail bar inspired by a train station. The venue hosts live music events, which have included Jazz Night and Sonic Groove Saturday Night. There are some small markets in Vineyard, but for more groceries, there's Big Square supermarket to the north and Selin Food Bazaar to the south. Big-brand names and locally owned shops are in the nearby downtown area, which offers hundreds of stores at the Glendale Galleria and the Americana at Brand. "It's a top shopping and entertainment area just minutes away," Adel Hamad, a real estate agent with Lifetime Realty & Investment.
Vineyard has 20th-century homes and newer condominiums
Vineyard has Craftsmans and Spanish-inspired homes from the 1910s through 1930s. Single-family home prices over a year as of March 2025 were in the high $600,000s to $1.2 million. During the same period, condominiums and townhouses sold in the mid $400,000s to over $1.1 million. There are various types of condo buildings; one of the tallest, Park Towers, has 18 floors. Many of the condos date to the 1980s. Vineyard has mostly straight, walkable streets with sidewalks, accompanied by trees and landscaped yards. Many homes have driveways and garages, but street parking is also common.
There are mini-parks and the remodeled Fremont Park nearby
Milford Mini-Park and Doran Gardens Mini-Park are in Vineyard, and both have playgrounds. A bigger recreational space, Fremont Park, is about a mile north of Vineyard homes. In 2025, a complete redevelopment of the park added a new community building with a tennis clubhouse, kitchenette and meeting rooms, an artificial turf soccer field, a splash pad and dual-use pickleball/basketball courts. A couple of miles to the west, Griffith Park includes the Los Angeles Zoo, the Griffith Park Observatory, gardens and trails. Dodger Stadium is about 8 miles south of Vineyard.
There is a certified farmers market and a variety of community events
The Glendale Central Library, a couple of miles away, draws many to the Glendale Día de los Muertos in November. "The city has become a sought-after destination for diverse groups," says Sheida Rezazadeh, a broker associate with Keller Williams Real Estate Services. The Armenian community, in particular, is well established in Glendale: the first-ever Armenian American Museum Festival was held outside the library in 2024. The Glendale Gateway Certified Farmers Market takes place on Tuesdays about a mile north of the library. Other events in Glendale include the Verdugo Mountains 10K Trail Run & Hike in May and Cruise Night with exotic cars in July.
Public schools include Columbus Elementary, Toll Middle and Hoover High
Columbus Elementary School earns a B grade from Niche, Eleanor J. Toll Middle School receives a B-plus and Herbert Hoover High School has an A-minus. Toll and Hoover participate in dual language programs in Italian, Spanish, Armenian, French and Korean. The district offers a half-dozen magnet schools.
the Glendale Transportation Center
Stops for the Beeline Bus and LA Metro buses are on streets such as North Pacific Avenue and San Fernando Road. The Glendale Transportation Center, several miles to the south, provides access to Metrolink rail on the Ventura County Line and Amtrak and Greyhound service. Interstate 5 is to the west, and state Route 134 is to the north. The drive south to Downtown LA is about 10 miles. Domestic flights are available via the Hollywood Burbank Airport, about 7 miles away. Since Vineyard has busy roads on all sides, plus train tracks, residents may experience some noise.
