Downtown Glendora has a Main Street USA vibe

"They call Glendora 'The Pride of the Foothills' because you're in the shadow of the San Gabriel Mountains," says Tommy Gibson, a real estate broker with The Wright Associated Companies who was born and raised in Glendora. "Anywhere you go, you can look to the north, and you've got these beautiful mountains." The Village, sometimes called Glendora Village or downtown Glendora, is the city's town square with a Main Street USA vibe. Lined by meticulously manicured ficus trees and running north-south through the middle of the neighborhood, Glendora Avenue has over a dozen eateries and some local shops and services. Homes in the neighborhood are from the early- to mid-20th century and well cared for. "Residents take pride of ownership here. The neighborhood is really sought after," says broker Luis Roman of Roman Realty.

Shopping and Dining on The Avenue in Glendora Village

Glendora Avenue, often simply called The Avenue by locals, is lined with retail stores, restaurants and service-based businesses. “What’s great is that it’s cute but kind of quiet. It’s buzzing on the weekends during the day, especially Saturday mornings when people are up sitting along the sidewalk and walking dogs, but there isn’t much that goes on in the evening unless there is an event,” Gibson says. The Village Vault Restaurant serves American breakfast and lunch fare in an old bank that has been converted to a local eatery. “A lot of wealthy old-timers go there — you’ll see Glendora’s old money coming and going,” Gibson says. The Diplomat Junior is a popular Mediterranean spot, and Frisella’s Roastery is a barbecue restaurant with a full bar inside a classic red brick venue with big picture windows and sidewalk dining. There is a Vons a few blocks west on Foothill Boulevard for groceries.

Everyone comes out for the Christmas Parade on Glendora Avenue

"Events are huge in Glendora. It feels like there is always something going on," Gibson says. In August 2024, the 36th annual Flashback Car Show was held in The Village — this end-of-summer event is the largest in the East San Gabriel Valley. "They close a half-mile of the road and park all the old cars in the streets. They give out prizes, and there are kids and adults of all ages," Gibson says. There is a wine walk in October, and for Halloween, kids trick or treat at the stores in The Village. "There is a Christmas parade on Glendora Avenue, and everyone comes out for it," Gibson says.

Prewar bungalows and midcentury ranch-style homes are common

There is a mix of single-family homes, condos and townhouses in The Village. "This is the older part of town, so houses were built between the early 1900s and the mid '50s," Gibson says. Architecturally, there is a heavy emphasis on the prewar bungalow, many with Spanish or Craftsman influence, and the classic midcentury ranch-style home. "Most of the homes around The Village are deemed historic, or at least are older, with character. Many have been restored to their original condition," Roman says. The inventory is usually low in The Village because Roman says owners tend to keep homes in the family, sometimes for generations. Homes are priced between $700,000 and $1.3 million, depending on the size and state of renovation. Condos and townhouses are priced between $500,000 and $800,000.

Glendora United is a popular school district with buyers

One of the best school districts in California, Glendora Unified is graded A by Niche. "The Village puts you in Glendora schools, which are very attractive to buyers. It's a great district," Gibson says. Cullen Elementary, Sandburg Middle and Glendora High School are also graded A. GHS has a full slate of athletics, including traditional sports like football, basketball and soccer, and more niche activities like water polo, field hockey and a stunt team.

Movies and concerts in the summer at Finkbiner Park

Situated on 10 acres, Finkbiner Park is The Village’s primary green space. It's Glendora’s original park and was the only one in the city for years after it's establishment in the late 1940s. The park has a playground and a youth center with cheer and dance programs. Tennis, baseball and volleyball are among the sports played at Finkbiner, where people are known to spread out on the grass or have a picnic. The Movies in the Park and Concert in the Park series are popular with families who gather at the bandshell on summer evenings. Finkbiner is clean and shady, making it a great place to host a party.

Commuter-friendly with highway access and a future Metro station

The Village is about a mile and a half north of Interstate 210, which makes up much of Glendora’s southern border. “We're commuter-friendly. For people who work in Pasadena and Orange County, it’s as easy as it’s going to get from this town,” Gibson says. The nearby local thoroughfares are West Foothill Boulevard and Historic Route 66, both lined by bus stops operated by Glendora Transit Services. “They are actually building an LA Metro station here near the Albertsons parking lot,” Gibson says of the Foothill Gold Line project that will expand the A-Line 12 miles east of Pasadena — it’s set to open in 2025. For those who make the drive, downtown Los Angeles is about 30 miles west, a commute that can easily take 90 minutes or more at rush hour. The closest airport is Ontario International, about 20 miles east. Foothill Presbyterian Hospital and Glendora Community Hospital are both within a mile of the neighborhood.
