Locals ride horses daily in Good Hope, a rural community along State Route 74, about 6 miles from Perris. “Only about 60 percent of the roads here are paved,” says JP Londono, a real estate agent with Coldwell Banker Associated Realty. “It’s hard for horses to walk on pavement, so residents prefer that sidewalks stay unpaved.” Good Hope sits in Riverside County’s District 1, where land is zoned Rural Residential (RR), allowing the community’s 9,500 residents to keep ranches with crops, horses and other livestock. Beyond agriculture and manufacturing in neighboring Mead Valley, the area’s largest employers include March Air Reserve Base, about 10 miles away.

Access to an updated community center and new pickleball court

Moses Schaffer Community Center anchors the Mountain Glenact neighborhood and has the area’s only park. In 2024, the center received a new pickleball court and shade on the playground. Shopping locally and driving to nearby grocery stores

Residents in Good Hope appreciate its agricultural identity. “There aren’t a lot of local businesses here other than nurseries,” says Jose Marin, broker with Marin Realty. “A lot of folks here grow their own food on their land, so some people don’t rely too heavily on grocery stores anyway.” The community is home to La Guadalupana Market and a Dollar General about 2 miles away in Perris, the nearest city for errands. Perris is also home to Perris Towne Square and Perris Plaza, which have dozens of restaurants and chains like Ulta, Walmart and Stater Bros. Markets for groceries.

High temperatures and lack of rain create a risk of wildfire

Summer temperatures often top 100 degrees, and rain is rare, leading to a high risk of wildfires. Thankfully, Riverside County Fire Station #9 is in the community. The most recent wildfire in September 2024 affected over 130 acres. First responders issued evacuation notices, set up care centers at local schools, and animal shelters took in residents’ pets. The Good Hope Olive Area Water System Improvements Project aims to construct new water pipes in 2025 and connect them to existing lines to improve water pressure and quality.
