The sound of lawnmowers and bike bells fill the air of Fulton Heights – a neighborhood with a sense of community that runs as deep as the roots of the tall trees that line each street. Close to restaurants and retail, the area offers convenience while remaining separated enough to have private quietness. "It's a diverse population as far as age. There are people I know who have lived here for 65 years, but there are also a ton of first-time homebuyers," says Ty VanWingen, a Realtor and associate broker with Greenridge Realty of East Grand Rapids. As a resident and top seller in the neighborhood, VanWingen understands better than most what draws buyers to the area. "The walkability is a huge draw, and there's a real sense of community here," he says. "There's almost a suburban element to it."
Urban gardening at its finest
Covering about 10 acres, Fuller Park is home to baseball fields, a colorful playground with a seasonal splash pad and the beloved Hillcrest Dog Park. About a mile south, Wilcox Park attracts young athletes with its tennis and basketball courts, while the expanded playground is a go-to playdate spot. Back in town, Hillcrest Community Garden has bragging rights as one of the state's largest community gardens. The neighborhood association owns the space and works hard to ensure long-time plot users and new gardeners can utilize one of Grand Rapid's social treasures. Once the final frost from the cold and snowy winters passes, residents of all kinds can be found on the 100-plus plots growing lettuce, tomatoes and flowers in the nutrient-rich soil.

Coming together over food
Operating for 102 years from the same location, Fulton Street Market has the freshest produce, meats and artisanal products in the area, provided by local farmers. Schnitz Deli is the best spot in town to get a specialty sandwich, and coupons can be printed from the website for discounts and free items. Under the same ownership, and right next door, is Common Ground Coffee. Opened in 1993, it's one of the oldest coffee shops in the city. With so many tea, coffee and latte options, filling up one of their loyalty punch cards is easy. Hard ciders at Vander Mill accompany burgers, salads and pasta dishes. With picnic benches and firepits, the outdoor patio is a great gathering space, and the townspeople of Fulton Heights do just that on the fourth Friday of every month.

Manicured lawns and houses of many styles
As neighborhoods move further east from downtown, yards grow larger, and residents are more likely to set down roots. Houses are slightly above the average price for Grand Rapids, but residents in the area earn significantly more than the median household income. "There are fewer renters in the area than in neighborhoods to the west, and the houses are more established," says Dan Steffee, a Realtor with Green Crown Real Estate who has over 15 years of experience selling in the area. "People care for their lawns more here and improve their curb appeal because they have a stake in the property." Most homes were built between 1910 and 1960, supplying the area with many vinyl-sided architectural styles. Small Colonial Revivals, Cape Cods and bungalows with dormer windows sit behind landscaped lawns and pristine sidewalks and range between $200,000 and $500,000. Driveways lead to small yards, detached garages and patios, and the homes of the desirable neighborhood sell after only one week on the market.

Riding around with neighbors
Fulton Heights has an active neighborhood association that gathers regularly to bring the community together, support local businesses and promote safety. Weekly bike rides take place, utilizing the quiet residential streets and designated bike lanes along Fulton Street that lead all the way downtown. Grand Rapids is known for exciting annual events, like Festival of the Arts and World of Winter, the country's largest winter festival. In the warmer months, locals can catch a dazzling fireworks display over Reeds Lake or attend outdoor concerts organized by local ministries at Fuller Park.
Specialized learning programs
Congress Elementary is rated a B by Niche and is where the area's youngest students begin learning. It recently underwent renovations to improve heating and cooling, interior finishes and paved parking. Alger Middle School serves sixth through eighth grade and is rated a C-minus. Students can apply to attend Innovation Central High School. Rated a B-minus, the themed school has five separate academies with focused study plans, depending on each student's goals after graduation.

Close to downtown, but quiet like the suburbs
It's easy to travel the short 2 miles to downtown. Commuters can get there in about seven minutes by car or 25 by buses that run along Fulton Street. Medical Mile, a strip of hospitals and medical campuses to the west, employs many residents with advanced degrees. Gerald R. Ford International Airport is 10 miles southeast and can be reached via Interstate 96 by way of 196 onramps just north of Fulton Heights.
