Featuring over 3,600 acres of forestland and centered around the 335-acre Eastman Lake, Eastman is an expansive private golf course community that stretches through the towns of Grantham, Enfield and Springfield. The association, which highlights the themes of conservation and the outdoors, prides itself on maintaining the unspoiled beauty of the landscape. “People come here for different things,” says Lorie McClory, who is the Chief Marketing & Communications Officer at Eastman Community Association. “We have year-round golfers, snowbirds who come back in the winter for skiing, people who are into wildlife and conservation, and we have those who are here for the lake and the water sports. It’s a very inclusive community, and many move here because they are social people and are into the outdoors.”

Homes in the Eastman Community Association

Built from 1972 and onward, properties here are usually custom-built and have eclectic architectural styles. Homebuyers can expect to see various Colonial Revivals, ranch styles and Cape Cods tucked behind towering trees and long driveways. “There are maybe 70 lots left, and because the community falls into three different towns, lots here have different tax rates,” McClory says. Prices typically list from $450,000 to $750,000, with an average lot size of 3 to 5 acres. Large lakefront estates with limited views of the water can fetch over $1 million, while other homes have views of the golf course or have access to Nordic ski trails. “The market here is still strong,” says Grant Tyler, who is a real estate agent at Dolan Real Estate. “Houses that are in good condition sell quickly, and there’s a wide range of options and price points in Eastman.”

Amenities in Eastman Association

Houses in the Eastman Community Association are near amenities such as tennis and pickleball courts, a golf and ski clubhouse, miles of private trails and community beaches, as well as a championship golf course and a community center with a pool and fitness center. Eastman is zoned for three school districts

Eastman is zoned for three school districts, and most belong to School Administrative Unit 75. Awarded and recognized as a National Blue Ribbon School of Excellence in 2021, Grantham Village School serves students from pre-kindergarten through sixth grade and has an A Niche score. The small primary school provides music and band classes, an active parent-teacher group and a modern facility. Lebanon Middle School has an A-minus and offers classes in technical education, 21st-century skills, art and consumer science. Lebanon High School is graded B-plus and offers internship opportunities as well as extended or unique learning experiences. Events in Eastman and Grantham

The community offers many recreational clubs and activities, including weekly trivia and live music nights at the clubhouse’s restaurant, Forbes Tavern. Residents can also enjoy sponsored art talks and workshops by local artists. In addition, there are bridge and game groups, sports games and tournaments, golf outings and exercise classes such as yoga and water aerobics. “Groups start on their own here,” McClory says. “We have a lot of volunteer-based events and committees; there’s a lake and streams committee that does the weed watchers program, there are people who organize monthly hikes, and we have a tennis group that organizes things from weekly plays to upcoming benefit tournaments.” Additional celebrations include Lake Appreciation Day, which features a root beer float and fun activities for children to learn about the lake and the environment, and charity events such as Light Up the Lake, where people can float eco-lanterns in the South Cove Inlet to raise awareness and funds for local charities. Within the town of Grantham, people can go blueberry picking or attend the free summer public concerts at Grantham Recreation Park.

Navigating into Concord and Boston

Concord is about 45 miles southeast via Interstate 89, and Boston is about 110 miles away through the same interstate. Manchester and Manchester-Boston Regional Airport are 60 to 65 miles south by Interstate 89. New London Hospital is 13 miles south and Dartmouth Health (formerly Dartmouth-Hitchcock Medical Center) is 16 miles northeast.
