"It's all about land and freedom" in Grantville
Like a modern-day, suburban version of the Old West, expect plenty of acreage and no HOA rules in the tiny city of Grantville, Georgia. “It’s all about land and freedom there,” says Michelle Vankinscott, a Realtor with Liberty Professional Realty, who’s been selling homes in the area for more than 10 years. “There are no HOAs. A lot of people want to live in a subdivision, but they don’t want to live in a subdivision with HOA rules. You’re going to get a lot of land there. Even in the newer neighborhoods, the average yard is about an acre.”
Located about 10 miles south of Newnan by way of Interstate 85 and home to 3,000 residents, Grantville may lack the commercial offerings of its neighbor, but it boasts a wealth of countryside marked by open land and groves of mature pine trees. Beyond its historic downtown, there are newly created subdivisions, as well as more rural areas with unpaved roads.
Home prices in Grantville are much lower than nearby Newnan
Home styles range from early 1900s Craftsmans to modern farmhouses. A 1970s, five-bedroom ranch home on 2 acres could cost $350,000, while a mini-mansion on 8 acres may fetch $625,000. Properties typically sell within 90 days. “The average price there now is about $300,000. In Newnan, you would pay $80,000 to $100,000 more, with less land,” Vankinscott says. “A lot of people want to live in Newnan, but they can’t afford to live in Newnan. So, they do the next best thing and live in Grantville.”
Support independent shops along Main Street or head to Newnan for familiar chains
Grantville hosts a Dollar General and the Neighborhood Grocery on Lagrange Street. There are also a few mom and pop shops around downtown’s Main Street like Beyond Mountains, where residents can start their day off with a cup of Haitian coffee and a croissant sandwich. However, the nearby city of Newnan offers a plethora of nationally recognized grocery and retail stores such as Kroger, Target and Dillard’s. “It’s semi-country. You’re not in the city and you’re not in the country either. They have a little downtown area, but most of the shops are closed up,” Vankinscott says. “Everything is nearby though. Grantville has easy access to 85. If you live there, you’re just going to go to Newnan to do your shopping.”
Area kids attend well-ranked Coweta County Schools district schools
Public school students may attend Glanton Elementary, Smokey Road Middle and Newnan High. Part of the Coweta County Schools district, the elementary and middle schools both score B Niche grades, while the high school earns a B-plus. Home of the Cougars, the high school boasts a nationally ranked gymnastics team.
Paddle the Chattahoochee River or go for bike ride at Brown’s Mill Battlefield
Grantville residents head to the 2,900-acre Chattahoochee Bend State Park on Bob White Way to spend the day kayaking or hiking. The park offers 12 miles of hiking trails, 4 miles of biking trails and access to the Chattahoochee River for fishing and paddling. Brown’s Mill Battlefield on Millard Farmer Road is another popular spot to enjoy the outdoors. The hiking and biking trails wind through the woods and alongside a lake. Historical markers sprinkled throughout the area educate visitors about the Civil War battle that took place there in 1864.
