Moreland plans to stay rural
Founded in 1888, Moreland is a rural community in Coweta County, Georgia, that prioritizes preservation and natural splendor. The town’s comprehensive plan through 2036 aims to maintain the area's old-timey feel through conservation efforts and limiting dense residential development. Moreland’s small downtown is home to a community playground and a former mill that’s been transformed into a local history museum and event space that can be rented out. Modern amenities aren’t far from Moreland’s doorstep though, with retail and entertainment in neighboring Newnan. “Moreland is a great little area,” says Charles Davis, a Realtor with Keller Williams Atlanta Partners, who’s been selling homes in the area for 20 years. “There’s not the hustle and bustle of something always going on and that’s its appeal. It’s just a really good place to raise a family.”
Moreland offers plenty of land
Along Morland’s winding country roads, homebuyers will find everything from vintage cottages to newer traditional-style homes that rest lakeside. “Houses tend to sit on 5-acre parcels, smaller if you live in the Historic District and larger if you’re in the more undeveloped land northeast,” says Erin Looney, Moreland local and Realtor with Berkshire Hathaway Georgia Properties.
Single-family homes typically range from $400,000 to $650,00, but neo-traditional homes with 10 acres or more can sell for upwards of $900,000. “Homes usually sell within a couple of weeks,” Davis says. “Things move quickly there.”
Moreland has an overall crime score of 1 out of 10, according to the CAP Index Crime Score, much lower than the national average of 4.
Newnan High School preps students for the future
Moreland is served by the Coweta County Schools district. Moreland Elementary, rated an A-minus on Niche, is located in town. From there, students may attend B-rated Smokey Road Middle in nearby Newnan and B-plus-rated Newnan High. The high school ranks as the third best in Coweta County and offers a dual enrollment program where students can take college courses while still in high school.
Locals hop on Interstate 85 North to get to downtown Atlanta
With its vast expanses and distance between neighbors, driving is necessary for Moreland residents. Newnan can be reached with a 7-mile drive on Highway 29 North. It’s home to Piedmont Newnan, a 217-bed hospital. The Hartsfield-Jackson Atlanta International Airport is a 34-mile trip on nearby Interstate 85 North, and downtown Atlanta is 43 miles away on the same stretch of road. “A lot of people there work in Newnan and Atlanta,” Davis says. “It’s a great location because you can get to I-85 quickly.”
Newnan is close by for shopping
For lunch or dinner in town, locals head to BackRoads Barbecue, off Highway 29. The popular eatery features a variety of slow-smoked fare, ranging from wings to pulled pork sandwiches. Just west of the community, El Taquito offers authentic Mexican cuisine.
Residents can get their shopping done in nearby Newnan. A grocery run can be easily handled at the Kroger on Newnan Crossing Boulevard. Ashley Park shopping center has recognizable brands like JCPenney, Target, and Dillard’s. Regal Georgian, a 14-screen movie theater, is also there.
Moreland Playground serves as a community gathering spot
Moreland Playground, on Main Street, is a small park with benches for parents to relax while their kids burn off energy on the playground. There are several other green spaces in nearby Newnan including C.J. Smith Park. It has a skatepark, a splash pad and a playground with an oversized slide.
Food Truck Fridays is an anticipated event
Locals look forward to Food Truck Fridays, held on the last Friday of the month from April through September. The event takes place at Moreland Town Square on Main Street and people usually bring chairs and eat at Moreland Park. In the fall, the county at large congregates at the Kiwanis Coweta County Fair, 4 miles north at the Coweta County Fair Grounds. The 10-day event features carnival rides, animal exhibits, live music and food vendors.
