Grape Creek sits about 13 miles northwest up U.S. Route 87 from San Angelo. “People favor moving out there because they are outside of the city restrictions, so they can build whatever they want,” says John Biera, a Realtor with Coldwell Banker Legacy. “They like it for the acreage and because they want to be away from the city traffic.” Homes here sit on spacious lots, sometimes multiple acres, giving residents privacy. Many homes are without deed restrictions as well, giving locals freedom with their property. The neighborhood’s proximity to San Angelo State Park and its well-regarded school system also add to its appeal.

These homes are spread apart, sitting on spacious lots. “There’s not often deed restrictions out there,” says Janet Ridgway, a Realtor with ERA Newlin & Company Home and Land Group. Properties here have sold for between $100,000 and $370,000. “It’s super affordable,” Biera says. Sidewalks aren’t typical in Grape Creek, so residents rely on cars to get around. As for crime, the CAP Index gave the neighborhood a crime score of 2 out of 10, lower than the national average.

Over 7,500 acres at San Angelo State Park
Just south of the neighborhood is San Angelo State Park, which spans over 7,500 acres and has 50 miles of multiuse trails. While many use the trails for hiking and mountain biking, they can also be used for horseback riding. Campers and geocachers can also utilize the park’s acreage. The O.C. Fisher Reservoir and the Concho River allow visitors to fish, swim and boat. Parkgoers can come across bison and longhorns in the park as well.

Neighborhood residents are assigned to attend schools within the Grape Creek Independent School District, which earns a B-minus from Niche.
