Investment opportunities in West Greeley

Less than a mile east of the University of Northern Colorado, Alta Vista serves as a residence for college students and long-term Greeley residents alike. “There are a lot of investment opportunities in the area,” says Brian Franzen, a local real estate agent with eXp Realty. “It’s a popular area for UNC students, so some homes get flipped and turned into rental properties. It’s also a more affordable community compared to the suburbs in West Greeley.”

Quaint bungalows near campus

Fixer-uppers with less than 1,000 square feet range from $275,000 to $350,000, while larger homes range from $360,000 to $600,000.

Rodeos and rides at the Greeley Stampede

The Greeley Stampede runs for around two weeks every summer and hosts a rodeo, carnival rides and live music, with prominent artists over the years, from Taylor Swift to Old Dominion. “The Greeley Stampede is the premier event in town every year,” says Chuck Bowles, a local Realtor with Austin & Austin Real Estate who has worked in the area for decades. “People who grew up here but moved away come back to town for the event. It’s almost like a class reunion.” Another popular summertime event is Friday Fest. “They close 9th Street to traffic and locals bring lawn chairs to listen to live music while enjoying a drink from one of the nearby bars,” Bowles says.
