A long-established Greeley neighborhood

Directly east of downtown Greeley is Sunrise, one of the city’s longest-established neighborhoods. Bookended by railroad tracks and the Poudre River, the neighborhood began as worker housing for Hispanic, German and Japanese immigrants employed in agriculture and construction during the young days of Greeley’s development in the early 1900s.

Modest bungalows, cottages and ranch-style homes make up Sunrise’s housing market, which can range from 700 to 2,000 square feet. Most of the community’s houses were built between the 1880s and the 1920s, and many long-standing ones have faced renovations and additions over the years. Two-bedroom fixer-uppers range from $230,000 to $300,000. Newly renovated and well-kept homes with three or more bedrooms are listed between $315,000 and $380,000. Sunrise Park

Parents take their kids to Sunrise Park's popular splash pad to cool off in the summer months. The park also has a basketball court, a playground and a picnic pavilion. Lincoln Park is a half mile away and has a playground and a gazebo that occasionally hosts live music. The park is also dotted with mature trees, providing a shady spot to read or have a picnic.

Local Greeley restaurants

Downtown Greeley is just a few blocks west of the neighborhood, so residents are close to the city’s shopping and dining district. Aunt Helen’s Cafe and Wine Bar is open seven days a week and offers hot breakfast sandwiches, baked goods, coffee and a varied selection of wine. Inspired by the owner’s great aunt Helen, witty remarks adorn the cafe’s walls and signs as a nod to her “no-nonsense” and “get-to-the-point attitude.” Austin’s American Grill serves classic comfort fare in a laid-back setting, with dishes including iron skillet cornbread, chicken pot pie and bison meatloaf. WeldWerks Brewing Co. has over 25 rotating craft beers on tap. WeldWerks also has a selection of food items ranging from grilled street corn to Korean Pork Ribs. Residents can get groceries from Natural Grocers or La Tarahumara Market.

Greeley schools and the LINC innovation center

Martinez Elementary School and Franklin Middle School both earn C ratings from Niche. Northridge High School earns a B-minus. ProStart is a hospitality education program for high schoolers interested in careers in lodging, customer service, food preparation and business management. Upon finishing the program, students have earned both internship experience and six enrollment credits in conjunction with Metro State University. Sunrise is 2 miles from the University of Northern Colorado, with around 7,000 undergraduate students. It is a top social mobility school, with 40% of students identifying as first-generation college students. UNC is the newest federally designated Hispanic Serving Institution in Colorado and provides resources and support to Hispanic, Latina and Chicana students and regional community members. The LINC Library Innovation Center is just two blocks from the neighborhood and has public maker spaces, woodworking shops, an art studio and a gaming room. This recently developed center hosts a variety of events each week, from kids’ story times and book clubs to woodshop certification training and all ages craft workshops.

Rodeos and live music

The Greeley Stampede comes to town for 12 days every summer and is one of the most popular annual events in the city. “Community members look forward to the stampede all year,” says June Lemmings, a Greeley real estate agent and owner of June’s Team at Keller Williams. “A lot of folks who grew up here and moved away come back to town for the event. Parents bring their kids for the rides and games. Locals and out-of-towners alike gather for rodeos, carnival rides, concerts and games at Island Grove Regional Park.

Travel to nearby communities

There are a handful of bus stops throughout Sunrise, served by the Greeley Evans Transit system, with eight routes. Several major roads in this area – including Interstate 25 and 75, State Route 49 and the CanAm Highway (U.S. 85) – lead to Downtown Denver, about 60 miles to the south and home to the region’s major international airport. Routes vary based on traffic and exact destination. Fort Collins is a 30-mile drive northwest via Highway 85 and State Route 14.
