A quiet and private Green Bay suburb in the Shipyard District
Settled between Ashland Avenue and the industrial complexes along the Fox River, Unified South Broadway is a small pocket of suburban streets. It’s part of southern Green Bay’s Shipyard District, where the city’s industrialization occupies the river’s western banks. “We are realizing as a city that we have a great body of water,” says Realtor Alex Young with Keller Williams Realty. “Because of our paper industry over the years, we have so much industrial business that took place on the water. There’s coal piles there and there’s bigger corporations there.” Despite the industrial feel, Young says that residents are likely to be unbothered by noise or activity in this part of town, other than the occasional training passing through. Just six blocks long, Unified South Broadway’s location adds a level of privacy and isolation, removing it from both the action of Lambeau Field and west Green Bay’s vibrant Broadway District, where locals and tourists alike gather. Both are just a few miles away from the community, for easy access, while maintaining a space where residents can escape to at the end of the day.

Unified South Broadway's National and Dutch Colonial houses
Unified South Broadway features a collection of Nationals and Dutch Colonials, both styles offering single-family and multi-family options. The streets are more open here, with trees planted sporadically. Properties are also decorated simply, without front gardens or too much decoration. Sidewalks line both sides of the street, so residents can take a stroll through the neighborhood or walk to the community park. Homes here typically sell between $175,000 and $225,000.

Studying agriculture at Southwest High
Students can attend Tank Elementary School, which serves kindergarten through fifth grade. Niche gives both it and Lombardi Middle School a C-plus ranking, though Niche also lists Lombardi as the fifth most diverse public middle school in Wisconsin. At Southwest High School, students can enroll in the urban agriculture program to learn more about the science and technology behind the industry. Niche grants it a B.

Downtown Green Bay is just 1.5 miles from Unified South Broadway, and residents can get there from Broadway and the Mason Street bridge over the river. Even though the community is more isolated, some buses run down 9th Street, moving west toward Lambeau Field. Ashland Avenue makes up the northern border of the neighborhood and connects the community with the shopping centers and grocery stores to the south. HSHS Saint Vincent is 2 miles away on the opposite side of the Fox River. When traveling beyond Green Bay, Green Bay Austin Straubel International Airport is about 6.5 miles from Unified South Broadway.

Local community parks and Green Bay's industrial museum
Eighth Street Park is the community’s neighborhood park, which features a playground and basketball court, along with open green space. Especially with the community’s more industrial feel, this park provides a space where residents can enjoy the greenery within walking distance of their homes. Just outside the community, Tank Park offers more recreational options, like tennis and volleyball. During the summer months, kids can cool off in the splash pad. Just south of the neighborhood, residents can learn more about Green Bay’s industrial roots at the National Railroad Museum, which has steam locomotives and rolling stock on display. Some of the models stopped in Green Bay, while others were sourced from around the country as the locomotive industry died down.

While Unified South Broadway is mainly residential, it does have some bars and restaurants along Broadway, including Cheesesteak Rebellion. This cheesesteak joint has a Star Wars theme that influences everything from the font on the menu to the memorabilia and merchandise decorating the interior, making it a super fun experience for cheesesteak and Star Wars lovers. Just a few miles north is Green Bay’s Broadway District, which features some of the city’s best restaurants and shops. For coffee in the morning, Kavarna has traditional coffee and tea and seasonal flavors, like honey lavender and cookie butter. For a night out, people head to Titletown Brewing Company to enjoy live music and views of the Fox River from the rooftop bar or sample some local brews in the tasting room. For groceries, Hy-Vee Grocery is just 2.5 miles away, located in Bay Park Square, a shopping center. Target is also just under 3 miles away.

Packers games and farmers markets in the Broadway District
Unified South Broadway is just under 2 miles from Lambeau Field, where residents can show up in their green and gold to support the Packers. In the Broadway District, the Farmers’ Market on Broadway happens on Wednesday afternoons, offering produce and artisan goods from vendors, food trucks and live music. Young also says a lot of people come here to catch up and socialize with friends.
