Green Valley 55-plus golf community with views of the Santa Rita Mountains
Set 35 miles south of Tucson, San Ignacio is a 55-plus community centered on the San Ignacio Golf Club, at the southern end of Green Valley. “It’s newer than the Country Club of Green Valley and a whole different feel than the north end of town," says Trina Alberta Oesterle, a Realtor with Coldwell Banker Realty who has over 14 years of experience. The Santa Rita Mountains are about 30 miles east and serve as the neighborhood backdrop. “It’s got more rolling hills, bigger mountain views and the houses are mostly built in the '90s and 2000s." Lots here are large for the area, and according to Oesterle, particularly desirable to full-time residents. A golf membership isn’t required to live here, but most residents are part of Green Valley Recreation (GVR), a nonprofit that operates more than a dozen recreation centers across town. Oesterle recommends San Ignacio for buyers who value higher elevation and scenic views over proximity to local businesses. Green Valley's town center is 6 miles away, and the overall CAP Index Crime Score is 1 out of 10, compared to the national average of 4.
San Ignacio Golf Club and nearby GVR centers
The San Ignacio Golf Club offers a driving range, pro shop and an 18-hole course popular for its well-maintained greens with scenic views of the Santa Ritas. The course is public, but club members enjoy perks like unlimited golf, priority tee times and member-only events. For GVR members, the Canoa Hills and Canoa Ranch recreation centers are just outside of the neighborhood. Canoa Ranch offers half-court basketball, pickleball and an indoor pool, while Canoa Hills features a walking track, bocce and an outdoor pool. “Those are within half a mile and then you can go to any of the others in the entire area,” Oesterle says. Four miles away, the Santa Rita Springs Center has art studios where locals can try their hand at pottery, glass arts and photography.
Local dining with global flavors
Coyote Grill at the San Ignacio Golf Club is the local spot for lunch, dinner or a round of drinks. “The grill is very popular,” Oesterle says. “It’s got a beautiful deck overlooking the golf course and mountains.” The neighborhood favorite serves up craft cocktails and comfort fare, like The Ironed Coyote—a flatiron steak served with red wine demi-glace, whipped potatoes, a vegetable medley and roasted garlic butter. Four miles away, Continental Shopping Plaza includes a Safeway and a Starbucks, as well as a nail salon and barbershop. There’s also a handful of locally owned restaurants here: Panda House Continental specializes in casual Chinese fare, while Brindi’s Bistro has Mediterranean cuisine, patio dining and occasional live music. Nearby, locals can enjoy Mexican eats, margaritas and Friday karaoke at Los Agaves. Additional shopping and dining are about 6 miles away at Green Valley Village, a shopping plaza in the town center.
Single-family homes with larger-than-average lots
All homes are part of local homeowners associations, whose dues of about $50 to $150 go toward community upkeep. Some subdivisions also offer shared amenities, like San Ignacio Villas’ community pool—especially popular in summer, when temperatures soar past 100 degrees. San Ignacio is composed of planned, sidewalk-lined subdivisions. Single-family ranch-style homes were built between the late 20th century and early 2000s, and have two to three bedrooms and Spanish-style details like arched entryways and clay-tiled roofs. Layouts range from 1,300 to 2,600 square feet and often include attached garages and covered patios. Gravel-packed lots range from 6,000 square feet to a half acre, peppered with low-water plantings like agave, palm trees and prickly pear cacti. Late 20th-century townhomes are generally smaller, with layouts of 1,300 to 1,500 square feet and lots ranging from 2,000 to 5,000 square feet. Single-family homes range from $250,000 to $590,000, while two-bedroom townhomes range from $220,000 to $360,000—both ranges depending on a home’s size and features. The median price here is $385,000, compared to $290,000 in Green Valley Country Club Estates and $440,000 in Canoa Ranch.
Getting around from San Ignacio
Interstate 19 borders the neighborhood, leading 35 miles north to Tucson. The town center is about 6 miles away via South Camino Del Sol. Residential streets are sidewalk-lined and bikeable, and Oesterle says golf carts are especially popular. Northwest Medical Center Sahuarita is 14 miles away, and Tucson International Airport is 30 miles away.
Year-round events for GVR members
Throughout the year, the San Ignacio Golf Club hosts occasional tournaments and demo days with big-name brands like Callaway, PXG and Titleist. Most Green Valley events are through GVR and include December’s Winter Wonderland Golf Cart Parade, as well as regular performances from live entertainers at the nearby West Center. “They’ll have a local blues band, Broadway shows, a photo art gallery—just about anything, but a lot of musical and theatrical performances,” Oesterle says.
