Eastside Park does redevelopment the right way
Located just east of downtown Greensboro, Eastside Park comprises several subdivisions mostly anchored between East Market Street and East Gate City Boulevard. Prior to the 1950s, Eastside Park was a thriving African American community in segregated Greensboro, but properties began to fall into disrepair, and an urban renewal project only resulted in further displacement. In 1993, the City of Greensboro launched the Eastside Park Redevelopment Plan, which has overseen the demolition of dilapidated homes, the construction of new ones and the unveiling of the Eastside Park Community Center. Some of the project’s success is attributable to the collaboration of locals and city officials alike. “Our staff regularly attends the neighbor association meetings,” says Cari Hopson, the City of Greensboro’s redevelopment planner for Eastside Park. “There are only a few lots left for redevelopment, so the plan is nearly complete.” Looking ahead to the future, the City of Greensboro hopes to establish a Community Land Trust in Eastside Park that would sell homes at discounted, income-based rates.

Bungalows, Victorian-inspired homes and more homes on the way
Several different subdivisions come together to form Eastside Park. In the center of the neighborhood, buyers will find Arts and Crafts bungalows and colorful Victorian-inspired builds. Streets are on the narrower side in this subdivision, with many homes offering parking in the alleyways. Sidewalks are also very common, and most lots are under 5,000 square feet. Other subdivisions tend to offer larger parcels and wider streets. South of East Gate City Boulevard, Eastside Park’s roads are lined with brick and vinyl-sided ranch-style builds, while bungalows and cottage can be found closer to East Market Street. Lots here tend to be about 7,000 square feet. Bungalows, ranchers and National-style homes sit west of South O. Henry Boulevard on a gridded layout of streets, with occasional sidewalks. There’s also ongoing construction of two-story New Traditional builds and single-story National-style homes with front porches and American Craftsman elements. “Builders of new homes are encouraged to consult with the community on what they intend to build and get locals’ feedback,” says Hopson. The neighborhood’s single-family homes all go for between $100,000 and $300,000.

Near downtown Greensboro and Interstate 40
South O. Henry Boulevard is the neighborhood’s main north-south thoroughfare, while East Gate City Boulevard runs east and west. Greensboro Transit Agency lines 1, 4 and 5 pass through the neighborhood, leading to destinations downtown. Interstate 40 is a 2-mile drive south, while downtown Greensboro is 2 miles west. Moses H. Cone Memorial Hospital is about 3 miles north.

Dining options along East Market Street
A Food Lion is located on the north side of Eastside Park for quick grocery runs. For specialty products, shoppers can visit Gold Coast International Market less than a mile north. Additional stores such as Compare Foods, Dollar Tree and Walgreens are located at the Northeast Shopping Center approximately 2 miles away. Aside from their frankfurters, Skippers All Beef Hotdogs is also popular for their fish sandwiches, cheeseburgers and fish platters. Down East Market Street, diners will find establishments such as Tasty Grill, which serves up hibachi and sandwiches, and Pizzario, known for their pizza, sandwiches and Mediterranean dishes.
Locals can also head to the Mayberry Ice Cream Restaurant near Eastside Park.
The Alston Plaza has a wide variety of services in Eastside Park.

Parks, a community center and whimsical topiary gardens
The Eastside Park Community Center is a fixture of the neighborhood, offering an events space and computer lab. “They have an after-school program for local children, and they’ve done a summer camp there,” Hopson says. A community garden is just up Gillespie Road. Just south of Eastside Park, Barber Park offers a playground, splash pad and an amphitheater for outdoor concerts. Across from East Florida Street, Gateway Gardens invites visitors to admire sculptures and manicured topiary gardens. There’s also Heath Park, a small green space with a playground and basketball court. On the west side of the neighborhood, Windsor Recreation Center is popular for games of pickup basketball and weekly programs such as sewing club and a parade and drill team. The facility will undergo renovations during fall 2024. Residents can practice their drive or play nine holes at Gillespie Golf Course, located about 2 miles southwest of the neighborhood. The course is temporarily closed for repairs following Tropical Storm Debby, which passed in early August 2024.

Events at the Eastside Park Community Center
In early August, the Eastside Park Community Center hosts the Eastside Community Picnic and National Night Out, where locals get together to listen to music, play on inflatables and enjoy a potluck. “The National Night Out is well attended and organized by the community, which also does all the cooking,” Hopson says. “They also do fish fries and fundraisers to maintain the community center as well as movie nights for kids.”
Locals enjoy the many pedestrians-friendly walkways in Eastside Park.
There are also a few small theaters right outside of Eastside Park.

A STEM-focused elementary school and a nearby historic Black university
Bluford STEM Academy, a magnet elementary school, receives a C-plus from Niche and has a student-teacher ratio of 11 to 1. Special events at the school for students include a STEM Career Fair and a Multicultural Night. Otis L. Hairston Sr. Middle earns a C from Niche, while James B. Dudley High is C-plus-rated. During the segregation era, Dudley High served as a Black high school but has long since integrated. The school’s Classical Revival and Collegiate Gothic campus is on the National Register of Historic Places. North Carolina Agricultural and Technical State University, a historic Black school, is just across East Market Street, while the University of North Carolina at Greensboro is 2 miles west. The two universities are major employers for residents.

Bluford Elementary School serves over 250 students in Eastside Park.
