Amenities in every direction in Lake Daniel
When locals are home in the Lake Daniel neighborhood, they’re surrounded by the typical trimmings of a residential community: trees, lawns and other houses. But if they walk in any direction, they’ll come across parks, shops or breweries. The makeup of the neighborhood 2 miles northwest of Downtown Greensboro is balanced between homes, green space, schools and businesses. It’s all within a mile for residents. “This neighborhood is on point with its location,” says Joy Watson, who owns Joy Watson Real Estate and has worked in the Greensboro housing market since 2018. “It’s super pedestrian friendly.” Lake Daniel was primarily developed between the 1940s and 1970s, allowing plenty of time for tree saplings to mature into shady timbers that make strolling to McKay’s bookstore or Pig Pounder Brewery a pleasant experience.
Pups and a pub at Doggos Dog Park
When it’s time to venture around the neighborhood, most houses are within a mile of the commercial district along Battleground Avenue. On one block, locals have the choice between award-winning barbecue chicken at Mac’s Speed Shop, boozy pet playdates at Doggos Dog Park & Pub or shopping at small boutiques. “There’s a little hole-in-the-wall place in there called Craftroom where this lady does the most beautiful sewing,” Watson says. Minutes away, RED Cinemas screens the latest releases. Residents can follow Battleground Avenue eastward toward downtown, where hip bars and restaurants such as The Sage Mule and MACHETE await. Trips to the grocery store aren’t quite walkable, as Harris Teeter is roughly 2 miles to the north.
Midcentury homes at accessible price points
The neighborhood is almost evenly split between renters and homeowners. The latter are likely to live in one of Lake Daniel’s midcentury Tudors or minimal traditional houses. A condo community off Whilden Place offers smaller living quarters with a maintenance-free lifestyle. Watson says there’s no homeowners association, but there is a neighborhood association that organizes events such as community yard sales. Federally designated flood zones extend into residential areas around North Buffalo Creek, so homebuyers may need to purchase flood insurance for their houses. Condo prices start in the mid-$100,000s, while single-family prices start in the high $200,000s for a three-bedroom house. Buyers may pay up to $550,000 for a four-bedroom home. “It’s super accessible,” Watson says. “Prices are about middle of the road for Greensboro.” A water treatment plant sits along one residential street. Watson, who lives a short walk from Lake Daniel, says she hasn’t noticed any odors or noises from the facility.
Students walk to Grimsley High School
Lake Daniel sits within Guilford County Schools, and children who attend the public district are zoned to Lindley Elementary School, graded a B by Niche. Older students can take classes at B-rated Kiser Middle School, which will move to a newly constructed campus in 2025. Teens can wrap up at Grimsley High School, graded an A. Grimsley High and Kiser Middle are in walking distance for many, which brings some residents to the neighborhood, Watson explains. “Some people will rent in Lake Daniel just so their kids can go to Grimsley, and they can walk to and from school.”
Connect to the Lake Daniel Greenway
On the south end, Lake Daniel Park spans 80 acres along North Buffalo Creek. A paved trail runs east to west through the park, and a walk along it takes parkgoers past a basketball court, tennis courts and a playground. This path makes up the Lake Daniel Greenway, part of the 100 miles of urban trails in the city. The Lake Daniel Greenway connects with other greenways, so pedestrians and cyclists can take a nature-centric trip across northern Greensboro.
Easy access to Wendover Avenue
Walking isn’t the only way to get around, thanks to Wendover Avenue. The roadway runs through the heart of Lake Daniel, and it’s one of Greensboro’s primary arterial roads, extending through the west and north sides of town. Plus, Benjamin Parkway connects the neighborhood to Piedmont Triad International Airport, 10 miles away. To access emergency care or specialist appointments, locals only need to go 2 miles to reach Cone Health Wesley Long Hospital.
First Fridays in downtown Greensboro
Downtown Greensboro is about 2 miles away, putting the city center’s frequent events in easy reach. They include monthly First Friday celebrations, themed events that showcase the work of local artists and live musical performances. The Lake Daniel Neighborhood Facebook page posts about happenings closer to home, such as occasional plant swaps between neighbors.
