Cars slowly rolling along residential cul-de-sacs and crunchy fallen leaves rolling down quiet suburban streets are two things that can be expected in Rolling Roads, a tree-shaded southern Greensboro community. With quick access to shopping, schools and parks, the neighborhood is the cornerstone of convenience. While it’s only five miles south of the city center, Rolling Roads has all the necessary amenities.

Simplified commutes via Interstate 40
Commutes are made easy with Interstate 40 running along the neighborhood’s northern edge. “I lived in this area for about 24 years,” says Terrie Booker, a Realtor with Wilson Realty Co. “One of the things I most enjoyed was having easy access to the highway. You can get in and out of the triad so easily.” Public transportation is also readily available, with several bus stops dotted along Four Seasons Boulevard, which cuts through the middle of the neighborhood.

Tree-shaded midcentury homes
Homes in Rolling Roads for the most part date back to the 1960s, though there are a few streets lined with homes from the 1990s. Ranch-style and split-level homes are the most common, valued between $160,000 and $300,000, providing at least three bedrooms and around 1,500 square feet. Over on Tealwood Drive are a few colonial-style homes offering a bit more square footage, with price tags exceeding the $300,000 mark. Properties in Rolling Roads are usually just over a quarter acre and are often manicured with shrubs and small trees. “There are lots of trees. It’s a very pretty environment,” says Booker. “People take good care of their homes and yards, and not because of an HOA. There is no HOA, just a sense of pride in home.”

Sports and extracurriculars on offer at Guilford schools
According to GreatSchools, students at Archer Elementary School are making more academic progress than in prior years. The school has over 30 teachers, most of whom have over ten years of experience and an overall Niche grade of B. Next, kids attend Allen Middle School which offers an array of athletic programs that span the school year and continue into the summer. Summer sporting events include volleyball camps, cheerleading tryouts and football conditioning camps. The school has an overall Niche grade of C. Ben L. Smith High School is home to just under 1,200 students from across the globe and offers a plethora of extracurricular activities from drama and journalism to sports and board game club. The school has an overall Niche grade of C-minus.
Archer Elementary School has a 15:1 teacher-to-student ratio.
Allen Middle School has a 14:1 teacher-to-student ratio.

Spaces to play at Rolling Park and Smith High
“Smith High School’s soccer field is always filled with people,” says Booker. “There’s a community club that competes there. When I used to live in Rolling Roads, I’d walk along the track with my mother. Even the school’s swimming pool is open to the public for swimming lessons.” Beyond the school, there are several other green spaces for residents to enjoy. Rolling Park spans nearly 20 acres and provides ample space for recreational activities and a playground for the kids. A paved path cuts through the park, running parallel to Bridget Boulevard. Another nearby park is Hillsdale Park, just north of Fordham Boulevard. Hillsdale Park is more than double the size of Rolling Park at nearly 50 acres with a multipurpose court and playground.

Retail, restaurants and romantic comedies at the Four Seasons Town Centre
A major perk of life in Rolling Roads is having quick access to shopping at the Four Seasons Town Centre. The bustling shopping mall is within a mile of nearly every resident in the neighborhood, making for a short commute when that retail itch needs scratching. “You’re surrounded by things to do,” says Claudia Valencia, a Realtor with eXp Realty, when asked about the area. “Shopping and restaurants and the movie theater are all right there, without even having to go downtown.” The shopping center features favorite brands like H&M, Hollister, Dillard’s and JC Penney. The mall’s food court has several eateries to choose from when needing post-retail fuel. Round 1 Bowling and Amusement is attached to the mall, offering arcade games, bowling, billiards and pizza until 2 a.m.
There are plenty of options for dining out close by, like Darryl’s Wood Fired Grill. The restaurant serves wood-fired steaks, burgers and various seafood dishes accompanied by margaritas or beers. Just down the street is Jake’s Diner, where patrons can grab breakfast and wash it down with a strong mug of coffee. The Walmart Neighborhood Market is across the street from Jake’s off Holden Road, where locals can grab their weekly groceries.
