Located two miles northeast of Greensboro, Rosewood is a triangular pocket of bungalows and ranch-style homes wedged between North O. Henry Boulevard, Summit Avenue and Wendover Avenue East. Established in 1928 for workers at a nearby mill, the neighborhood has benefited from rehabilitation efforts to repair homes, install streetlights and develop a local green space, Rosewood Park. “Buyers like this area of Greensboro because it tends to be more affordable and offers convenient access to highways and Wendover Avenue,” says Yuliana Mota Flores, Realtor with eXp Realty who has been selling homes across the Piedmont Triad for 7 years. Residents are also less than a mile from North Carolina Agricultural and Technical State University, a historically Black school.

A century of cottages, plus bungalows and ranchers
Rosewood offers a selection of single-story homes such as bungalows, ranchers and National-style builds. Most have two bedrooms and are under 1,000 square feet. “The homes here offer great layouts for first-time homebuyers,” Flores says. Most were constructed in the 1940s and ‘50s, but there are also some builds from the 1920s and 2000s. Many have paved or gravel driveways and front yards large enough for a few trees. Garages are uncommon, though some residents use carports. The neighborhood’s various single-family homes usually go for between $75,000 and $215,000. Rosewood receives an overall CAP Index crime score of 7 out of 10, compared to the national average of 4. In violent crime, Rosewood scores an 8.
