City View, a part of the renowned 'Textile Crescent,' is a neighborhood in Greenville, SC with a rich history dating back to the twentieth century. The recent growth of nearby Greenville has sparked a revitalization in City View as well, with significant development taking place after decades. While the community eagerly awaits these developments, local entrepreneurs and community members like Dayna Lee-Márquez, the owner and James Beard-nominated chef at Comal 864, have already taken the initiative to bring about change for the better. Lee-Márquez has been connecting with and providing meals to locals since 2021, showcasing the community's spirit of mutual care. Comal 864, in addition to its welcoming environment, has organized school uniform drives, offers discounted rates to local school teachers, and hosts free meals during holidays, serving over 800 free plates last Thanksgiving and about 300 last Christmas. Speaking on the strength of the City View community, Lee-Márquez says, "We try to take care of one another here. It's a hard-working yet welcoming neighborhood" that many Greenville residents proudly call home.

City View offers a unique opportunity for affordable homeownership, with homes selling for an average sales price of just over $150,000. This is more than $200,000 less than the national average, making City View an attractive option for those looking for affordable housing. While the neighborhood’s old textile mills have been transformed into lofts and apartment complexes to preserve the area's historic character, the majority of homes in this suburban community are also considered historic, with early to mid-century mill and ranch-style homes being the most common and some new construction starting to become available as well. The area is known for its investment properties, with many homeowners renovating their homes. Depending on the renovations and upgrades, homes can sell "anywhere from $150,000 to $300,000," says Burton. A two-bedroom cottage home can be as affordable as $100,000, while larger three-bedroom bungalows and farmhouse builds can reach up to $300,000 with remodeling or new appliances. The neighborhood also offers a variety of outdoor spaces, with front porches and patios being common. Some homeowners have added chain-link fences and enclosed back patios for more privacy. Due to its affordability and proximity to downtown Greenville, homes in City View are in high demand, often selling within days of being listed.

Getting around the greater Greenville area
Just three miles from the dynamic culture, dining and entertainment of downtown Greenville, residents of City View can easily get around town on a bike or public transportation; the 506 bus takes residents straight from Woodside Avenue to the Greenlink Transit Center located downtown. For those driving, most places in Greenville are just a few minutes away, whether commuting downtown on Pete Hollis Boulevard or hopping on the I-385 beltway to get around the city's outskirts. For regional flights, residents can take White Horse Road about 12 miles south to find Donaldson Center Airport. The closest hospital, St. Francis Downtown, is also to the south, just two miles down Woodside Avenue.
Shopping and dining options close to home
Although City View is just a few miles from trendy areas like downtown and West Greenville's The Village, a shopping and business center full of galleries, retail and other services set in historic buildings, the neighborhood itself isn't close to any large-scale shopping. For now, residents usually travel at least 2 miles outside the area to pick up weekly groceries, either at the Food Lion in Berea or the Walmart about 2 miles west in Parker. Especially being part of a town that's steeped in sweet tea, smoked meats, and seasonal produce, City View doesn't have a large number of options for shopping and dining, although what it lacks in number it makes up for with quality. Locally, residents frequent several small-scale establishments, whether picking up some freshly cut meat from Carniceria Los Primos or trying some Guatemalan baked goods and grabbing a few essentials at Panaderia Guatemala. For some flavorful local restaurants, residents often eat at places like Swamp Rabbit Cafe and Grocery, Taqueria El Valedor and Woodside Bistro. A hidden gem within the community, however, is Comal 864. Residents can enjoy handmade dishes from the Rio Grande Valley, like Birria Quesitacos and frijoles paired with iced hibiscus tea, while sitting outdoors below string lights or taking in the restaurant's warm and inviting indoor atmosphere.

Greenville Textile Heritage Park and other outdoor options
Across from what was once the Monaghan Mill, residents will find the Greenville Textile Heritage Park. Take a stroll through the mill walk dotted with large stones carved with the name and details of plants throughout the Greenville area. At the end, there's a small community playground complete with slides and climbing rings. With access to the popular Swamp Rabbit Trail, residents will likely see bikers and walkers making their way through the area. The 22-mile greenway runs from Travelers Rest to downtown Greenville. Hop on the partially shaded trail to explore surrounding areas like Sans Souci, Furman University or Unity Park.

Early Legacy College and more public options
Aside from its affordability and convenience to amenities in Greenville, potential buyers may also be drawn to the Early Legacy College, a public charter school in City View that receives a B-minus rating from Niche. The school serves students in kindergarten through 12th grades. Students looking to go through the Greenville County School District can also attend Alexander Elementary and Lakeview Middle School, which both receive C-plus ratings, before filtering into Berea High, which receives a B-minus rating according to Niche.
