The storied history of Overbrook

Overbrook is one of seven historic districts credited as the first suburbs of Greenville. "People move to Overbrook for many reasons," says Gina Calvin, Realtor with Allen Tate Company and a Greenville real estate agent for 31 years. "But mainly it’s because of the beautiful, historic homes that offer so much character." Though just a mile from urban downtown Greenville, Overbrook is bathed in green foliage, with wide streets and sidewalks shaded by old oak trees. Residents tend to their gardens, and many keep bees, giving the neighborhood a natural landscape. Since 2010, new businesses have been moving into Overbrook, along with modern residential buildings, but the historic homes are carefully preserved. Overbrook has become a testimony to Greenville's past while embracing continuous change.

Historic Craftsman homes and brand new builds

On the west side of the neighborhood is the Overbrook Historic District, which is full of homes that date back as far as 1910; the most common architectural styles are Craftsman and Colonial Revival. More of the new construction properties are to the east, with new traditional and board-and-batten houses built on half-acre lots. Though Overbrook is close to the urban center, the neighborhood association works hard to maintain the forest-like appeal. Della Scott, President of the Overbrook Neighborhood Association, mentions that everything from small cottages to large two-story homes can be found in the neighborhood, the mixture appealing to a wide range of potential buyers. In Greenville, local historic districts review any proposed exterior architectural changes and ask that new work fit the surrounding historical context. Design guidelines are in place to help those hoping to renovate an older home craft something that will be approved to fit into the neighborhood.

From the expansive Timmons Park to winding greenways

Nearby Timmons Park, just off Oxford Street, offers pickleball courts, lighted baseball fields and Greenville's only 18-hole disc golf course. The Greenville Zoo is two miles south of Overbrook on Cleveland Park Drive and is a popular destination for both locals and tourists. The Swamp Rabbit Trail, which is 28 miles long, has put Greenville and Overbrook on the map of cities with impressive greenways. The closest trailhead is off Hillside Drive, which cuts through Overbrook to Downtown Greenville.

One-of-a-kind local restaurants and boutiques treat move in

While Downtown Greenville has many tempting restaurants, Overbrook has its fair share of locally owned eateries. Fork and Plough is a casual restaurant with what many call the best burger in town and a commitment to using local ingredients. On warm days, Clare's Creamery is packed with people ordering scoops of hand-crafted ice cream. Several specialty businesses have moved into the area, from clothing boutiques to salons, giving the neighborhood even more of a trendy boost. Along Wade Hampton Boulevard are essential stops such as Harris Teeter, Walmart Neighborhood Market and several banking locations.

Art, jazz and Scottish games in downtown Greenville

Overbrook's proximity to downtown Greenville means that residents have quick access to the city's many annual events. Schooling with Greenville County

Public schools for Overbrook fall under the Greenville County School District, which boasts an overall Niche grade of A-minus. East North Street Academy, with a B-plus, offers pre-kindergarten through fifth grade and is named a Niche Standout Elementary School. It's also a math and science magnet school. Greenville Middle Academy and Greenville Senior High both earn an A from Niche and are in the top percentile for best public schools in South Carolina. Overbrook is less than a mile from Bob Jones University, while Furman University is about 8 miles north, just off Highways 25 and 276. "Families utilize a mix of public and private schools here in Overbrook, and they're generally pleased with whichever they choose," Calvin says.

Navigating Greenville via interstate and public transportation

Overbrook is directly bordered by Interstate 385, a major thoroughfare, and the Greenville-Spartanburg International Airport is about 14 miles east of downtown Overbrook. Bus stops along Wade Hampton Boulevard run on popular lines throughout Greenville.
