Originally developed in the late 1800s as a vacation destination for affluent New Yorkers, Belle Haven is a Greenwich peninsula with Long Island Sound beauty and historic prestige. Locals can walk or drive golf carts to the Belle Haven Club, a waterfront country club that opened as a casino in 1889. Sailboats and powerboats surround the adjoining eastern peninsula of Grass Island, home to a dog park and two marinas. A white picket fence and security guard sit at the Five Point Drive and Five Point Circle intersection, where the neighborhood’s gated southern region begins. “Belle Haven Land Trust is the gated part, and everything else is called Belle Haven Peninsula,” says Evangela Brock, a real estate agent with Douglas Elliman, who has sold several homes in the area. “There’s not a huge difference between them besides the fact that one is gated, and the other is not.” Upscale retailers, cozy bars and seafood restaurants can be found about a mile northeast in Greenwich Avenue’s Italianate-style storefronts. Belle Haven is also conveniently located, with the Connecticut Turnpike, the Greenwich MTA Station and the Island Beach Ferry Service all less than 2 miles away.

Vacation estates turned full-time residences
Hedge fund moguls, oil tycoons and even Diana Ross once summered in the 19th-century estates along Bell Haven’s winding, sidewalk-lined roads. “It’s mainly full-time residents now because of how desirable Greenwich is,” says Brock. “Each property was custom built over a century ago, and they’ve been perfectly maintained and updated ever since. People want to spend as much time here as possible.” Pin oak and red pine trees shade long cobblestone driveways leading to Queen Anne mansions. Private tennis courts and carriage houses converted into pool houses sit behind clapboard Colonial Revivals. Privacy hedges surround six-bedroom shingle-style dwellings, often featuring rooftop decks. Rambling oceanside Cape Cod houses on grassy 2-to-3-acre lots back up to rocky shorelines and wooden docks. Rising sea levels and severe weather put properties closest to the water at a greater risk of flooding. Compared to a Greenwich home’s average $3 million selling price, inland homes can cost $3 million, while waterfront properties may be upwards of $15 million.

Tennis, boating and swimming at Belle Haven Club
Belle Haven Club’s shingle-style clubhouse is at the peninsula's southernmost end, just off Harbor Drive. “Anybody in Greenwich can join Belle Haven Club, but it’s really hard to get into. You have to know someone,” Brock says. “When you live behind the gates, you get put at the top of the list to become a member.” After a $55,000 initiation fee, membership costs about $12,000 annually. Tennis balls whack against the rubber and clay courts across from the club's half-circle driveway entrance. An American flag waves over the harbor, where center console boats, catamarans and classic sailboats are anchored to moorings. Members can enjoy a seafood or steak dinner at a white-linen-covered table on the deck. A private sandy beach and swimming pool are just a quick walk up the road from the main clubhouse. The closest public beach to Belle Haven is 7 miles northeast at Greenwich Point Park.
A dog park and two marinas on Grass Island
Chain-link fencing encloses the three-quarter-acre Grass Island Dog Park, split into two sections for big and little dogs. Following the eastern shore’s asphalt sidewalk, locals will pass the Greenwich Waste Treatment Plant, which Brock says doesn’t emit any noticeable odors. Canoes are stacked in storage racks, and powerboats fill 150 slips at the Grass Island Marina across the street. White Adirondack chairs dot the grass lawn outside the Greenwich Boat & Yacht Club on the peninsula's western edge. Yacht club membership costs about $250 annually. Seafood bake-offs, bluefish derbies and clambakes are longstanding club traditions since 1935.

A ratings for Greenwich Public Schools
Children can attend Julian Curtiss School and Central Middle School, both of which have A grades from Niche. They may continue to A-plus-rated Greenwich High School, where students are randomly organized into one of five houses: Bella, Cantor, Clark, Folsom or Sheldon. Each house has its own administrator, guidance counselor and hang-out area in the student center.
Julian Curtiss School is a highly rated public elementary school.

Easy access to the Connecticut Turnpike and the Greenwich MTA Station
Though locals can walk to the Belle Haven Club and other marinas, Belle Haven is convenient for several types of travel. The Connecticut Turnpike spans the north side of the neighborhood, connecting it to New York City 35 miles south and New Haven 48 miles north. Greenwich’s MTA Station on Railroad Avenue follows the Metro-North Railroad with several stops between New York and New Haven. Numerous Connecticut Transit bus stops are along the same thoroughfare. The Island Beach Ferry Service offers rides to Island Beach and Great Captain Island, for a $10 day ticket or a season pass. The Greenwich Hospital is 2 miles north, and Westchester County Airport is 8 miles away to the northwest.
