A major draw to Mumford Cove is the waterfront properties along the association's beach.
A private community on the sound with exclusive beach and dock access
Situated on a small peninsula surrounded by coves, bays and the Long Island Sound, the neighborhood of Mumford Cove, part of the Town of Groton, offers homebuyers private water access and a year-round community. “The neighborhood was designed for people who enjoy waterfront activities,” says Greg Broadbent, an associate broker at Re/Max Coast and Country. A lifelong resident of nearby Mystic, Broadbent has sold homes in the area for 18 years. “I learned how to waterski off the beach on Mumford Cove,” he says. “People move to the neighborhood to boat, sail and fish. Bluff Point State Park is protected land across the cove, so you’re looking at woods, not other developments. No Airbnb homes are allowed because it is a private community, which is a nice feature.”
Mumford Cove residents oversee the maintenance of roads and recreational amenities, and they do it with a spirit of cooperation that’s unusual among neighbors. “You can enjoy beautiful sunsets on the beach, but the nicest part of Mumford Cove is the community,” says Melinda Elliott Carlisle, a broker with Compass Connecticut LLC, who has been in the business for 50 years. “I’ve shown homes that sit on a long street where there’s no connection among neighbors. Here, they have gatherings on the beach. It’s an open and welcoming place. There’s no through traffic, so kids can ride bikes. It’s a lovely place.”

Year-round, luxury homes
With fewer than 150 properties, Mumford Cove is not always a place where homebuyers can easily snag a home. “The supply is very limited,” Broadbent says, “and homes sell quickly. You’ll find teardowns and rebuilds and older houses from the 1980s.” The scale of most houses in the neighborhood is large — 4,000 square feet on average. Two and three-story contemporary homes on nearly a half-acre of land dominate the area, many with beachfront access, beautiful gardens, high-end custom interiors and luxury amenities. Most homes range in price from $1 million to $2 million. “What’s different about properties here is that they feel like home,” Broadbent says. “They’re not just a beachy place you visit for a week. You can go outside and have a picnic in your backyard; neighbors aren’t on top of you. Mulford Cove is more than a beach village; it’s a place that residents call home throughout the year.”

Beaches, boating, hiking and biking in Mumford Cove
The neighborhood has one of the longest beaches in the area and offers tennis courts, docks and playgrounds for resident use only. Dock Day marks the start of the season when the floating docks are put in the water. “The community’s lagoon offers relatively deep-water access for motor boats and sailboats,” Broadbent says. “The docks are protected by the cove, too, so you don’t have the same wave action you’d have on the ocean.”
The old Groton and Stonington Trolley Trail passes through Mumford Park. The trail was used for electric trolleys from 1904 to 1928. Today, hikers and mountain bikers can use it to get to Haley Farm State Park once they cross a bridge over the Amtrak railroad tracks along the neighborhood's northern edge. This historic farm features massive stone walls, a small graveyard, ponds, a cedar grove, an oak-hickory forest and freshwater wetlands. The G and S Trolley Trail also connects with Bluff Point State Park to the west. With its rugged shoreline, Bluff Point is a reminder of the special act of the Connecticut legislature in 1975 that made it a coastal reserve and protected it from development. Bluff Point offers a mix of wooded hiking and biking trails that traverse its 800-acre peninsula. To the east of Mumford Cove, Esker Point Beach is within walking and biking distance just over the Groton Long Point Road bridge and offers sand volleyball.

Summer concerts at Esker Point Beach
On Thursday evenings from June to August, the Town of Groton hosts Summer Sound Waves, a concert series at Esker Point Beach. The concerts are family-friendly and alcohol-free. While there is a vehicle and motorcycle parking fee, Mumford Cove residents can easily walk to the beach. Food trucks are also available at the concerts.
Carson's Store is close to the Mumford Cove neighborhood and serves a splendid breakfast.
From cozy cafes in Noank to magnificent meals in Mystic
The Fisherman at Long Point is the closest restaurant just outside Mumford Cove. This upscale restaurant features locally sourced seafood and an inviting outdoor patio that looks out over Palmer Cove. Carson’s Store, a breakfast and lunch spot in the nearby fishing community of Noank, is housed in a 100-year-old building that was once a general store. Broadbent recommends going into Mystic, only 5 miles east, and sampling its fine-dining restaurants. Chef David Standridge recently won a James Beard award for his work at The Shipwright’s Daughter. Shoppers, too, will find a Big Y World Class Market and several retailers and restaurants at the Groton Shoppers Mart off Route 1.
Groton Middle School is part of a limited but growing number of public schools in CT.
Groton School District public schools
The schools that serve Mumford Cove are part of the Groton School District, which received a B-plus from Niche. Mystic River Magnet, a PK-5 school currently ungraded by Niche, emphasizes active exploration, play and ingenuity with its magnet program. Groton Middle, a B-rated school, offers a low 8-to-1 student-teacher ratio. Robert E. Fitch Senior High, which scored a B-plus, features advanced placement, international baccalaureate and special programs with the University of Connecticut that give students opportunities for advanced studies.
New London is a short drive from Mumford Cove and the train station has many commuting options.
Highways, trains and airports near Mumford Cove
While public transportation does not go through Mumford Cove, outlets are nearby. Southeast Area Transit buses come as close as Poquonock Bridge, about 4 miles away. Amtrak stations are in Mystic to the east, 5 miles, and New London to the west, 10 miles. Residents also have their choice of airports. The Rhodes Island T.F. Green International Airport in Providence is 50 miles northeast on Interstate 95, and Bradley International Airport north of Hartford is 70 miles northwest using multiple routes. Route 215/Groton Long Point Road is the main road in and out of Mumford Cove, and I-95 is 5 miles north of the neighborhood.
Now clean enough to wade in, the water around Bluff Point State Park in Groton had been poluted.
Flood risk and ecological restoration
Most homes in Mumford Cove are built outside flood plains except for a few properties near the Groton Long Point Road bridge. The waters, salt marshes and tidal wetlands of the cove were once heavily polluted by raw sewage, which was pumped into the area in the 1970s, causing an ecological crisis. Thanks to focused efforts to protect Connecticut coastal areas, such as the Tidal Wetlands Act in 1969, over 1,700 acres have been restored, including Mumford Cove.
