In the early 20th century, Oceano was home to a colony of artists, writers, intellectuals, mystics and nature lovers called the “Dunites,” who sought refuge from the outside world in the wilderness of the expansive Oceano Sand Dunes. While the Dunites have moved on, the dunes and the Pacific Ocean have been attracting residents and tourists ever since. With easy access to the beach, trails and plenty of water recreation, Oceano is a haven for outdoor enthusiasts. Contrasting with its oceanfront locale, Oceano is surrounded by farmland, giving it a rural feel. “It’s a very agricultural community, so it’s home to a lot of ag workers,” says Central Cast resident Tim Townley, a Realtor with Comet Realty. “They have the best strawberries you’ll ever taste, so you have to stop by one of the roadside stands to pick some up. They are so good here.”

Exploring the Oceano Dunes by vehicle or on foot

Oceano Dunes Natural Preserve State Park spans along Oceano’s Coast, best known as the only place in California where residents can drive their vehicles directly on the beach. “On any given weekend it's just packed with people who come over from the valley,” Townley says. “People bring their dune buggies and ATVs and ride all over the dunes. It’s a big deal. Generations of people have come here from all over the valley to have fun.” Outside of the designated vehicular area, locals can climb the dunes and explore them on foot, or head to the beach at the base of the dunes. Oceano’s coastline is popular for swimming, surfing, paddleboarding and kiteboarding, and sees fewer crowds than nearby Pismo Beach. Further inland, Oceano Park has a large playground and a barbeque area for family reunions and birthday parties.

A more affordable option than other coastal communities

Single-family homes here are either modest beach cottages from the early to mid-20th century or custom-built homes from the late 20th century through the 21st century, outfitted with modern amenities. Compared to other nearby coastal communities, Oceano tends to be more affordable: most single-family homes are priced between $500,000 and $900,000, while larger oceanfront properties range from about $1 million to upwards of $2.5 million. Oceano has several mobile home parks throughout the community, some catering to residents aged 55 and older and some open to all ages. Several have private community amenities like swimming pools. Manufactured homes here date as far back as the 1970s, though buyers can also find brand-new construction. Older single-wides under 1,000 square feet and in need of updating range from around $100,000 to $250,000, while renovated or new double-wides with up to 1,800 square feet start closer to $300,000 and can go for as much as $500,000. Oceano also has quite a few condominiums located throughout the community that were built between 1990 and the early 2000s. Modest one or two-bedroom apartment-style units under 1,000 square feet with residences on the first and second floor start around $250,000 and range to $450,000. Two-story units with up to 1,350 square feet, two to three bedrooms and attached garages start at $450,000 and range to $700,000. Oceanfront units with anywhere from 1,500 to over 3,000 square feet and two to four bedrooms go for anywhere from $1 million to upwards of $1.3 million.

Locally owned eateries and fresh produce stands

Locally owned eateries can be found along Highway 1. The 1950s-themed Rock & Roll Diner serves classic American fare, while Effren’s is a go-to for authentic Mexican cuisine. “They have the best carnitas nachos on the planet,” Townley says. For baked goods and specialty lattes, there's Deltina Coffee Roasters. Residents can pick up groceries at Central Market or stop into Pismo-Oceano Vegetable Exchange or Garcia Produce for fresh fruits and veggies. Retail shopping can be found a few miles north in Arroyo Grande.

Learning in the Lucia Mar Unifed School District

Oceano Elementary earns a B rating from Niche, while Judkins Middle and Arroyo Grande High are both rated A-minus. High schoolers can enroll in one of several hands-on career courses in fields ranging from agriculture and natural science to engineering and architecture.

Direct access to Highway 1

California’s famous Highway 1 runs directly through the community, leading a few miles north to Highway 101. SoCo Transit bus stops connect riders with destinations throughout the county. Dignity Health’s Arroyo Grande Community hospital is just north in Arroyo Grande. The San Luis Obispo County Regional Airport is about 12 miles north with nonstop flights via United, American and Alaskan Airlines to hubs throughout the western U.S.
