Windswept cypress trees, craggy tide pools and misty forests: The Sea Ranch is all about its natural spaces and the dramatic beauty of the Northern California coast. Over 50 miles of trails wind throughout the Sea Ranch Commons (shared community spaces), nearly all available to hikers, bikers, equestrians and leashed dogs; locals can walk on moss-coated paths in the shade of towering redwoods, through grassy meadows with fox dens and rabbit burrows, and along the cold, windy bluffs that look out to the Pacific Ocean’s thunderous waves. Many trails serve as gateways to the community’s public and private beaches; Dune Drift Beach’s jagged tide pools and namesake dunes make for fun natural explorations, and Tide Pool Beach is favorite spot for whale watching in April.
The Sea Ranch also offers numerous community centers, parks and athletics facilities. The Moonraker, Ohlson and Del Mar recreation centers here feature outdoor heated pools, saunas and tennis courts. In a grassy clearing at the edge of a redwood grove, One-Eyed Jack’s is dotted with picnic tables and a playground for local kids, and the Children’s Environmental Play Park has play structures for both younger and older kids, as well as facilities for soccer and basketball. The Sea Ranch Links is an 18-hole golf course that runs through emerald hills by the coast, and the Sea Ranch Equestrian Center features rolling pastures, a sand arena and turnout areas. Local equestrians can stall their horses here and have them tended to by the Equestrian Center’s faculty, but they must first register their horses and undergo an extensive interview process.

Eco-friendly custom homes with unique Sea Ranch architecture
Amid cliffside meadows, redwood groves and cypress hedgerows, The Sea Ranch’s homes feature a vernacular style unique to this stretch of the California coast. Built between the 1960s and 2020s, these eco-friendly properties were designed to be one with their environments. Most feature redwood and cedar siding, stained charcoal and brown to blend in with the steely gray of the bluffs and the bark of the coastal pine trees. Those on the bluffs often have live, steep-sloping shed roofs that run parallel to the eroding hillsides, while those in the redwood forests feature tall, rectangular designs that mimic the surrounding trees.
Smaller homes with two or three bedrooms and are often set in scattered pocket communities like the Hedgerow Houses, each with a quarter to an acre of land; prices range from $1 million to $2.5 million, depending on a home's acreage and ocean views. Larger three-to-five-bedroom mansions with more architecturally unique designs start around $3 million and can exceed $5 million.
Of the 2,284 lots in the Sea Ranch, around 400 remain, ranging from a half-acre to an acre in size; prices range between $60,000 and $600,000, depending on lot size and proximity to the coast. Those looking to create their dream home here must have their building plans reviewed and approved by The Sea Ranch Association.

Shopping at the Sea Ranch Lodge and in Gualala
Set near the oceanfront, The Sea Ranch Lodge is the community's sole retailer and restaurant. Open seven days a week, the General Store here carries groceries and other essentials, as well as books on the history of The Sea Ranch’s development and natural spaces. The luxurious Dining Room serves in-season, locally sourced seafood like salmon with braised endives and heirloom tomatoes. Locals can also grab espresso and French toast from the cafe and cozy up by the fireplace in the lounge or grab jalapeno-infused cocktails at the bar.
“The small town of Gualala is just across the river to the north and has several grocery stores people can shop at,” Ball explains. “For more extensive shopping, people tend to head down Highway 1 to Santa Rosa, which is about an hour to an hour and a half away.”

Sea Ranch Association events year-round
The Sea Ranch Association fosters a strong sense of community by hosting events throughout the year, both small and large. Local families come out to celebrate the Memorial Weekend Picnic at One-Eyed Jack’s, and art lovers enjoy watching and participating in the community plays put on at the Knipp-Stengel Barn here. At the Sea Ranch Lodge, Tuesday evenings mean Trivia Night, and on Thursday and Friday, residents can get to know each other while listening to live music as part of the Jazz Nights series.
The Sea Ranch Lodge offers a restaurant and bar where you can enjoy the beautiful scenery.
The Sea Ranch Recreation Center offers tennis and swimming for all residents.

Small class sizes at every grade level
Around 8 miles west, Horicon Elementary School serves Kindergarten through Grade 8 and receives a C from Niche. Over 20 miles north in Mendocino County, the tiny Point Arena High scores a B and has a student-to-teacher ratio of 10-to-1, significantly lower than the national average of 17-to-1.

Highway 1 along the coast
The Sea Ranch sits on the famous Highway 1, which runs up and down the California Coast. The freeway leads 108 miles south to San Francisco, after which it turns into the California Coastal Highway; around 33 miles south, Highway 1 also merges onto Route 116, and from there, Santa Rosa is 30 miles east.
Residents can purchase private hangars at the Sea Ranch Airstrip, but for commercial international flights, they must drive 126 miles south to the San Francisco International Airport. The Redwood Coast Medical Services Clinic is 6 miles north, but for emergency services, locals must travel 60 miles east to the Sutter Santa Rosa Regional Hospital. Non-denominational religious services are held at the artisan-designed Sea Ranch Chapel.
