Cedar Valley is an emerging town with ongoing growth
Cedar Valley is on its way to becoming a destination for country living that's still close to larger cities. This Logan County area shares its history with most of Oklahoma; some of its earliest settlers participated in the Oklahoma Land Run of 1889, and established what is now the Harmony Community Church. Centuries may have passed, but Cedar Valley has maintained its quiet setting, filled with working farms, two family-owned golf course communities and direct routes to nearby Guthrie, Edmond and Oklahoma City. New subdivisions and homes continue to pop up, and commercial properties are coming in the future. “My family developed the golf courses here, so there were golf courses first, and then we developed the real estate over the past many years,” says Bo Martin, owner and broker at Exit Realty Premier. “We're kind of our own town sprouting up here. Most of the new listings you see are new developments. We were able to acquire more property and grow the area from there. Oklahoma City and Edmond continue to sprawl north, so Cedar Valley was once a rural area that is becoming much closer to the metro area. A lot more people are moving this direction. It’s an easy commute to Oklahoma City and Edmond."
Existing ranch-style homes and new developments
Most properties in the area have large lots, brick ranch-style homes and plenty of space between neighbors. New construction is ongoing, and the newer homes often have contemporary farmhouse designs. Existing homes surrounding the golf courses or spread out in Cedar Valley can sell for $330,000 to $400,000. Sunset Ridge is a new subdivision still under development with home prices that range between $350,000 and $450,000, while homes in the growing Landing at Cedar Valley range between $500,000 and $600,000. “Development started around 2021, and that was the start of the Landing at Cedar Valley,” Martin says. “That was a grassy airport runway before we acquired it, so that’s how the landing name came about. That was the start of that neighborhood, and there are 100 homes planned there. Next to it is one that is just beginning called Cedar Valley Farms.”
Staying alert for severe weather
Oklahoma's weather can be intense, as the state experiences hot, dry summers, tornadoes and hail in the spring and freezing winters with snow. There are two tornado sirens at the Cedar Valley Golf Club and two at the Cimarron National Golf Club. The sirens are tested every Friday at noon for a few minutes. “Logan County has several tornado sirens that they activate, and the city of Guthrie’s fire department responds for us, so we have all the services put together in that respect,” Martin says. “They test them at noon on Fridays every week.” Residents can also sign up for Logan County’s CivicReady emergency notification system to receive alerts about severe weather. The CAP Index gives Cedar Valley a 1 out of 10 crime score, lower than the national average of 4.
Hitting the links or exploring historic Guthrie
The Cedar Valley Golf Club and the Cimarron National Golf Club are public courses with 36 holes each. Both courses are the main recreation destinations for Cedar Valley, and both feature homes surrounding the greenways. Anyone who wants to explore a park can drive 15 minutes to Mineral Wells Park in Guthrie. Oklahoma’s International Bluegrass Festival happens every October, and the three-day event is centered around live music, youth competitions, food trucks and appreciating all things bluegrass. Guthrie also celebrates its history as Oklahoma’s first city with the ‘89er Days Celebration. The festival lasts four days, but the most notable event is Oklahoma’s oldest and largest parade. Marching bands, horse-drawn carriages and military members are often among the participants who follow the route through Guthrie’s historic streets.
Traveling to Edmond, Guthrie or OKC
Cedar Valley is close to important destinations, like Mercy Hospital Logan County, which offers dedicated services to senior citizens and primary care services. Highway 33 leads about 8 miles to Guthrie. The highway also intersects South Broadway, which guides commuters around 20 miles south to Edmond. South Portland Avenue is another way to reach Edmond, but it’s more commonly used to travel about 33 miles for an hour to Oklahoma City or the Will Rogers International Airport.
Guthrie has groceries, shops and restaurants
Both the Cedar Valley and Cimarron National Golf Clubs have clubhouses equipped with dining rooms, where visitors can order lunch before hitting the greens or just enjoy a meal with fellow golfers. Residents drive to Guthrie to pick up groceries at the Walmart Supercenter. Downtown Guthrie also has popular locally owned restaurants, like Hoboken Coffee Roasters and Katie’s Diner. “We get many people who move in from out of state, and they like the charm of Guthrie,” Martin says. “It was the first city in Oklahoma and the first capital. There’s a lot of history, and you're not far from cool things. My favorite spot would probably be Gages. That’s a nice steakhouse, and it sits right on the old train depot and the train tracks that used to be commuter tracks back in the land run days.” Antique stores are abundant in Guthrie, but when residents want more stores to browse, they can drive 20 miles to Quail Springs Mall in Oklahoma City, about 30 minutes away. Martin says a new commercial development is in the works for Cedar Valley, so people won’t have to drive far to shop.
Learning in Guthrie Public Schools
Cedar Valley is zoned for Guthrie Public Schools, and many kids attend Cotteral Elementary School, which earns a B-minus from Niche, for prekindergarten through fourth grade. Students learn at the B-rated Guthrie Upper Elementary next before transferring to Guthrie Junior High School, which receives a B-minus. Guthrie High School earns a C-plus and is known for its football team.
