While the close rows of homes along the main pike lend it the atmosphere of a remote town, the community is only a few fields from nearby shopping destinations. “Downsville feels pretty rural, but it’s closer to downtown Hagerstown,” says Molly Marsh-Riley, a sales associate with Marsh Realty who has been selling in the area since 2013. “It’s also near Halfway, so it’s a quick trip to Valley Mall when you want to go. There are more subdivisions there, and lots tend to be smaller than other places outside of the city.” There is ample opportunity for outdoor recreation of all kinds, whether it’s cycling along the banks of the Potomac River, exploring history at Antietam National Battlefield or listing down the lazy river at Yogi Bear’s Jellystone Park. A favorable commute and a strong school district complete the picture of this not-so-isolated country homestead in Washington County.

Subdivisions and Colonials in the farmland of Washington County
A variety of home styles are available in Downsville. Toward the intersection of the highways, there are several Colonial-style homes built in the mid-1800s. These tend to sit on closely clustered, fenced-in lots and are set back from the two-lane Downsville Pike by hardly more than a porch and a small strip of grass. The Downsville Ruritan is the neighborhood’s community park, which features a picnic shelter and a baseball diamond surrounded by swaths of farmland. The banks of the Potomac River are just 2 miles south of Downsville, where folks can visit the historic McMahon’s Mill or the Big Slackwater Viewpoint of the Chesapeake & Ohio Canal National Park. This vista looks out over the river and sits along the Chesapeake & Ohio Canal Towpath, a hiking and biking trail that traces the Potomac all the way to Washington, D.C. Driving along Downsville Pike
Downsville lends its name to Downsville Pike, the neighborhood's main thoroughfare. Most of the community sits at the intersection of Downsville Pike and Maryland Route 63, a two-lane country highway that provides the most direct access to Interstate 81. Camping, mini-golf and picnic baskets at Jellystone
Downsville is just a 3-mile trip away from one of Washington County’s most frequented theme parks. “Yogi Bear’s Jellystone Park Camp-Resort is a great family campground,” Marsh-Riley says. “We bring our RV over there, but there are cabins, and a lot of people set up tents to do things the old-fashioned way.” While there are multiple Jellystone Park locations throughout the country, this is the only one in Maryland. The resort features a massive list of amenities, including a water park, an arcade and a mini golf course.
Downsville is home to Jellystone Campground, the only of its kind in the state of Maryland.
The C&O Canal is the most picturesque location in all of Downsville.
