Hallandale Beach, a small but densely populated city between Fort Lauderdale and Miami, is working to transform itself into a contemporary coastal destination. The city has long been anchored by its cozy Old Florida neighborhood setting, but popular tourist attractions and an expansion of luxury waterfront housing have increased its appeal as the population has grown to more than 41,000. “No. 1, we have a beautiful beach. No. 2, we’re in a very strategic location,” says Gladys Martinez, a Realtor for Elite Properties & Investments, whose portfolio includes more than 100 sales in the city. “We’ve got the ocean, Gulfstream Park, casinos, restaurants galore and more coming in. We’ve got a lot of attractions and a lot going on. We’re growing by leaps and bounds. We’re not that sleepy place we used to be.”

Older homes on the west side; luxury housing near the water
While the median sales price is $350,000, the two sides of the city offer different housing options. West of U.S. Highway 1, ranch-style designs stand out among non-HOA homes built primarily from the mid-1950s to the early 1970s. The walkable streets dotted by palm trees are typical of older Florida neighborhoods. Manufactured homes, the city’s most affordable option, also can be found on the west side. The areas east of the highway offer more contemporary options and are the city’s residential growth centers. While there are still some established single-family homes, much of the space is taken up by condos, which get larger and more expensive the closer they are to the water. “We’re selling units from 250,000 to 3 million,” Martinez says. “It’s a great place to invest because you can still get in at a lower price. I’ve been here selling real estate for many, many years, and it’s only going to get more expensive. We’re still selling oceanfront units for 400,000 to 500,000 dollars, but that’s not going to last much longer.” The coastal side of the city is also home to multimillion-dollar homes in the sought-after neighborhood of Golden Isles. These homes typically feature in-ground pools and are located on connected fingers of land amid canals that provide direct access to the Intracoastal Waterway. Private boat slips dot the landscape. Flooding is a factor for homeowners throughout the city, and the risk of wind damage during hurricane season increases with proximity to the water. Insurance rates will reflect this.

Redevelopment of District 8 is part of the city's cultural revitalization
Efforts to turn Hallandale Beach into more than waystation between big cities has resulted in District 8, an arts and fashion district in the middle of the city named as an homage to the city being Broward County’s eighth incorporated municipality. Its redevelopment is based on the "BE LOCAL" campaign, a marketing and public relations initiative intended to promote growth and diversify the economy, which has traditionally been based on tourism. The city also implemented the Commercial Business Mural Program which uses art to entice investment by improving streetscapes. This area includes a growing collection of boutique stores, but its most noticeable addition is KAO Bar & Grill, an Argentinian restaurant housed in collection of repurposed shipping containers splashed with vibrant colors. The burgeoning cultural heart of the city is conveniently located to an array of churches, synagogues and worship centers.

Gulfstream Park, oceanfront beaches are top attractions
Gulfstream Park has been a Southeast Florida attraction since 1939. It hosts some of the nation’s top thoroughbred stakes races, including the Pegasus World Cup Turf Invitational each winter, and is home to a state-of-the-art casino. Gamblers can also try their luck at Big Easy Casino, a former greyhound racetrack that now features a poker room and simulcast racing. It’s a safe bet the city’s beaches are even more popular with residents. South City Beach Park, which offers public beach access, is the featured attraction along the oceanfront. The park underwent a complete renovation in 2015. In addition to relaxing on the beach, visitors can compete in pickup volleyball games, picnic beneath palm trees and enjoy live music at the open-air pavilion. The beach is also a haven for sea turtles, and signs alert beachgoers to be careful from March through October. Most oceanside residents shutter their exterior lights during this time, and those on the beach are encouraged to use orange lights. “You don’t want to use any white light, because the turtles will follow it in the wrong direction,” says Summer Dawn Orazietti, a Realtor with Momentum Luxury Real Estate, LLC.
The Intracoastal Waterway, which offers easy access to nautical adventures, is minutes away on the other side of Ocean Drive. The Shell Bay Club, a multi-use development featuring a Greg Norman-designed golf course and a private yacht club, is the city’s newest and most exclusive recreational addition. Membership is $1 million. Peter Bluesten Park is the largest of the city’s inland green spaces. Hallandale Beach YMCA Family Center is next door. The city’s parks offer a range of recreational amenities and host most of the city’s community events. These include the MLK Jr. Day Parade and Celebration, Eggstravaganza and the Halloween Festival. “Hallandale Beach is a combination of residential and tourism,” says Maria Corina Martinez, a realtor associate with Keller Williams Legacy Weston. “It’s not as dense as north Miami, where you have a lot of hotels and constant activity. Here, it’s more balanced.”

Hallandale Beach Boulevard, The Village at Gulfstream Park are key shopping and dining centers
The Hallandale Beach Boulevard corridor offers a variety of grocery stores, big-box retailers and dining options. The Village at nearby Gulfstream Park is a 500,000-square-foot upscale shopping center that includes luxury stores, restaurants, bars, art galleries and indoor entertainment centers that include an 800-seat theater. Gulfstream Academy of Hallandale Beach, Hallandale Beach High serve city students
Students are served by Broward County Public Schools, a district that earns a B-plus from Niche. Students can attend pre-kindergarten through 12th grade without leaving the city. Gulfstream Academy of Hallandale Beach serves students through eighth grade and is rated C-plus by Niche. Hallandale Beach High School is rated B-minus. It features a STEM magnet program, which includes specialized courses on multimedia technology and entrepreneurship. Broward County offers school choice for eligible students who want to attend schools outside of their designated zone. Neighboring Hollywood and Aventura include several A-rated schools. Posnack Hochberg Lower School, a Jewish day school for students in kindergarten through fifth grade, is among the city’s private options.

Residents can travel by bus, train and car
The city is both pedestrian and bike-friendly, with designated bike lanes along several streets. Broward County Transit offers public bus service in and around the city. Stops include Aventura Hospital just south of the city. Residents can catch the commuter train at the Hollywood Tri-Rail Station. The Tri-Rail offers service between West Palm Beach and Miami. Interstate 95 provides easy access to major cities along the coast. The Fort Lauderdale-Hollywood International Airport is about 9 miles away via I-95. As the city continues its redevelopment push with infrastructure updates and repairs, locals may notice a bit of extra traffic and detours along major roads such as Hallandale Beach Boulevard in the coming years.
