Rural Hampton Township near commercial hub
The rural community of Hampton Township, New Jersey sits in the rolling greenery of the Appalachian Mountains, 50 miles from Newark and about 60 miles from New York City. It's also 7 miles from Newton, a bustling commercial center and the Sussex County seat. “You’ll see beautiful stretches of cornfields and cattle grazing, but in just a few minutes, you can be at Sussex County Mall, where you’ll find major retailers like Home Depot, Lowe’s, HomeGoods, and popular spots.” State parks and lakes surround Hampton, but its proximity to the strip malls of Newton has caused the township to grow in recent years. “That’s why Hampton is so attractive to people,” says Di Iorio. “The rest of Sussex County is not like this at all.”
Shopping and dining in Newton
Strip malls line U.S. Route 206 in Newton. Sussex County Mall includes chain restaurants and national retailers such as HomeGoods and PetSmart. “It’s true that people enjoy the franchise spots,” says Di Iorio, “but local diners like Hampton Diner are where you’ll find a real sense of community.” Hampton Diner is a local favorite that serves hearty American fare and specialty milkshakes. “If you want to go out for a nice dinner,” says Di Iorio. “Sparta has all the nice, expensive restaurants, which is not too far away.” St. Moritz Grill & Bar in Sparta Township, 13 miles away, offers an upscale surf and turf menu. Big-box stores and grocers such as ShopRite, Weis Markets and Walmart line Route 206 in Newton.

Large lots near local lakes
Tree-shaded roadways lined with homes wind across Hampton. A few subdivisions are organized along local lakes, but most houses are spaced apart or on long stretches of farmland. Farmhouse, split-level, minimal traditional and ranch-style homes are common in the area. Prince ranges depend on lot size. One or more acres range from $475,000 to $775,000, while homes with less than an acre range from $100,000 to $450,000. Flooding is uncommon, especially for homes on higher elevations. “Places may be more prone to flooding because of the topography,” says Di Iorio.

Summertime swimming in Swartswood Lake
Bear Swamp Wildlife Management Area is a nature preserve mainly used as a wildlife refuge and conservation area. The swamp is primarily used for birding, hunting and boating in Lake Owassa, but it can be difficult to access due to limited trails and roadways. Swartswood State Park is more public-facing, with a boat rental location and hiking trails. Boating, fishing and swimming are popular pastimes at Swartswood Lake and Little Swartswood Lake. However, swimming is allowed only during the summer, and only small, electric-powered boats, canoes and kayaks are permitted. The Sussex County Main Library hosts programs for all ages, including crafting hours and storytime.

Internship opportunities through Sussex County Chamber of Commerce
“In Sussex County, the towns are very small,” says Di Iorio. “So they may have a local grammar school, but then they’ll have a regional high school.” This is the case in Hampton, and children may attend Marian E. McKeown Elementary School, which receives a B rating from Niche, for prekindergarten to sixth grade. Students advance to Kittatinny Regional High School, which receives a B-minus, for seventh through 12th grade. The Sussex County Chamber of Commerce helps high school students build their resumes through local internships.

Commuters use U.S. Route 206 and state Route 15
The area is car-dependent. Roadways Route 206 and New Jersey 15 lead to Newton and Newark. The Newton Park & Ride, 6 miles away, is open weekdays for service to New York. “That’s what makes Hampton so attractive,” says Di Iorio. “It offers the best of both worlds: rural, scenic living with easy access to highways and commercial centers. The proximity to Sussex County Mall and the Park-and-Ride into New York City enhances the appeal for commuters who want tranquility but still need convenience.” Newton Medical Center is 7 miles away and Newark Liberty International Airport is 56 miles away.
