Evolving community near historic NASA and Air Force headquarters
Hampton Roads Center is a sprawling but segmented community, stretched across long, rural stretches along forest-lined highways. Logo-marked facility signs that pop up along the road help explain the ongoing pull to this pocket of Hampton, if the jets flying overhead aren’t enough of a hint. “I’d say the primary reason people live there is Langley Air Force Base, secondary would be NASA. And there’s a new facility built in the last few years building uncrewed submarines,” says Greg Garrett, founder and CEO of Garrett Realty Partners who has more than 40 years of experience in the Hampton Roads region. “NASA Langley Research Center is NASA’s first-ever facility, and Langley Air Force Base is growing. That's the headquarters for Air Combat Command for all the Air Force.” There’s a lot of history and ongoing industry in and around Hampton Roads Center, a point of pride for locals. Today, as NASA’s missions probe ever deeper into outer space and the aircraft taking off from Langley-Fort Eustis grow faster and sleeker, those living military and scientific legacies at the edges of Hampton Roads Center remain the backbone of the communities at its core. The service members and civilians enjoying life in the surrounding suburbs, school systems and fan-jammed speedway stands make Hampton Roads Center more than just the empty fields and forests below Air Force flight paths.
Single-family suburbs and townhouses in Hampton Roads Center
Over the years, developers have built up diverse subdivisions throughout Hampton Roads Center, from suburban blocks laid out in the midcentury to more modern subdivisions full of complementary detached or attached styles. Prewar homes and simple single-family styles built through the 1970s like Cape Cods, ranch-style homes and simple colonials sell for $200,000 to $400,000. New Traditional homes built in cul-de-sac subdivisions over the past few decades sell for $300,000 to $600,000. Townhouses built from the 1980s through the 2010s sell for $200,0000 to $315,000. Transitory military assignments also mean that renting homes or units in apartment complexes is also common in Hampton Roads Center.
Ford Foundation partnerships at Hampton schools
The area’s size means students can attend several pipelines of Hampton City Schools. Kids might attend prekindergarten through eighth grade at George P. Phenix Elementary, which earns a B-plus from Niche, followed by B-rated Bethel High. Regardless of school zoning, kids in Hampton City Schools will be part of a district that has taken academic revitalization seriously. “The Hampton City high schools reinvented themselves as the Academies of Hampton. It’s done with the Ford Foundation – they've adopted several school systems, but Hampton is off the charts. They’ve achieved 100% accreditation of all the schools in the district, no exceptions,” Garrett says. The aim of the district’s high school academies is to start older students on structured career paths through the development of specialized career skills.
Proximity to NASA, Langley and I-64
Many living in Hampton Roads Center do so because of its proximity to Langley Air Force Base and the NASA Langley Research Center. Commuters head down Interstate 64 for around 10 miles to get to Newport News or brave Hampton Roads Bridge Tunnel traffic in the opposite direction to get to Virginia Beach or Norfolk. While the area is fairly car-dependent, Hampton Roads Transit buses make stops along a handful of major roads. Newport News/Williamsburg International Airport is about 10 miles away. Medical care is just south at the Sentara CarePlex Hospital.
Paddleboats and paintball at Bethel Park
Coastal birds flock to the reservoir at Bethel Park, as do anglers and paddleboaters looking to spend a day on the water. As placid as the views are of the surrounding trees reflected in the water, higher-octane entertainment is also on offer – combatants dart between paint-splattered bunkers at the Bethel Battlefield Paintball Park nearby. Even more boat-topped waterways, as well as plenty of forested hiking trails, fill the more than 450 acres of Sandy Bottom Nature Park. Three public nine-hole courses make up the Hamptons Golf Course. Beachgoers that don’t mind a bit of a walk to the shore of the Atlantic Ocean start down the trailhead at Grandview Nature Preserve, about 11 miles from home. While outdoor, and especially water-based recreation, is plentiful around Hampton Roads Center, the Boo Williams Sportsplex offers sprawling indoor facilities to compete in league sports ranging from basketball to track and field.
Shopping and dining at Peninsula Town Center
Strip mall shopping centers house the bulk of the area’s commercial life, collecting along major roadways around Hampton Roads Center. At the intersection of Wythe Creek Road and Victory Boulevard a few miles to the north, shoppers stop into Food Lion. Nearby, diners grab a slice at Anna’s Pizza & Italian Restaurant or sip milkshakes at window seats at Bean’s Ice Cream. More retailers and restaurants collect along the broad sidewalks of Peninsula Town Center, a walkable outdoor mall surrounded by major retailers like Target that sprawls just south of Hampton Roads Center. Small community churches are scattered throughout Hampton Roads Center.
Langley air shows and Wacky Wednesday racing
For a weekend each spring at Langley Air Force Base, civilian and servicemember pilots swoop overhead during the Air Power Over Hampton Roads Air Show. When the event’s more than 75,000 attendees aren’t craning their necks to look up at the show, they take up with land-bound entertainment like family fun zones, beer gardens and STEM activity booths. Aircraft aren’t the only source of engine noise in Hampton Roads Center. NASCAR drivers scream around the short oval track at Larry King Law’s Langley Speedway during weekly series races, but any licensed driver with a street-legal vehicle and adequate safety equipment can register to race on Wacky Wednesdays.
Consulting Langley AICUZ maps
People moving around Hampton Roads know to check their local Air Installations Compatible Use Zones maps to see if nearby military bases are going to be sources of noise pollution. The air traffic around Langley Airforce Base means there are areas in Hampton Roads Center that get a little loud. “It’s infrequent jet noise that, locally, we call the, ‘sound of freedom.’ It’s inconvenient to a small degree, but not nearly as bad as near Oceana. A lot of runways go over vacant land or water and that’s on purpose,” Garrett says.
