When a pirate looks at 55, there’s Latitude Margaritaville Hilton Head
Those looking for a change in attitude can head down to Latitude Margaritaville Hilton Head in Hardeeville. Built by the company owned by the late singer Jimmy Buffett, this “Parrothead” community opened in 2018 and features streets named for his songs and albums.
Latitude offers dozens of activities and programs while being close to the coastal attractions of Hilton Head. Vibrantly painted homes back onto lakes and are surrounded by large live oaks. With vibrant community centers and frequent events, no one is wasting away in this Margaritaville.
“It’s just relaxing,” says Gary Hangen, a Realtor with Realty One Group-Lowcountry and a Latitude resident. “On Friday and Saturday nights, I can sit out and listen to the live music on the bandshell, it’s not too loud, it’s just loud enough you can hear it. It’s very enjoyable.”
Single-story homes and HOA benefits
The community offers four types of New Traditional homes, varying in size and starting price. Hangen says most properties are newer, constructed between 2018 and 2022. Prices here range from $420,000 to $800,000. Homeowners’ association fees vary by property but can be more than $300 monthly. HOA benefits include lawn care, maintenance and access to amenities. “They make the place look like Disneyland,” Hangen says.
Severe weather and hurricanes can be factors, but the community is over 20 miles inland. Hangen noted that some trees were damaged during 2024’s storm activity. Latitude does have a security gate and has a CAP Index Crime Score of 2, lower than the national average of 4.
Sports, music and local events
Latitude Town Square features a pool, fitness center and multiple courts. It also has a bandshell and a theatre for concerts. The Lake Latitude Club has baseball diamonds, courts and a beach on the community’s eastern edge. Hangen says the community hosts various events, including a 4th of July Parade and the Pirate Parade, where locals turns their golf carts into ships.
Golfing spots open to the public include the 6,700-yard Eagles Pointe Golf Club in Bluffton, designed by golfer Davis Love III. The Golf Club at Hilton Head Lakes is immediately north and features a 7,300-yard layout and a par-three course. Hilton Head Island and other coastal attractions are 23 miles east, while Savannah is 22 miles south.
Latitude Bar & Chill and local restaurants
Residents looking for a cheeseburger in paradise find it at The Latitude Bar & Chill, which also offers salads and seafood. Dining locations out of the community and feature a mix of chain and local spots. Frankie Bones in Bluffton serves seafood, pasta and brunch items. The Okatie Ale House has wings, sandwiches and fajitas. Big box and grocery stores, including Publix and Walmart, are east of the community along U.S. 278. The closest hospital is Coastal Carolina Hospital, west of Latitude.
Close highway access and choice of airport
The entrance to Interstate 95 is 4 miles west on U.S. 278. Savannah/Hilton Head International and Hilton Head Island Airport serve the area.
