A serene, gated community outside Massanutten Resort
Massanutten is synonymous with the Shenandoah Valley resort, known for its wooded lodge feel, indoor water park and ski slopes. But residents seeking a full-time mountain lifestyle look to the Massanutten gated community. “Massanutten has just over 1,000 single-family homes and about 700 are occupied full-time,” says Jeff Konstant, a Realtor with Massanutten Realty who has lived in the area since 1978. Built in the foothills of Massanutten Mountain, the neighborhood has an active property owner’s association independent of the resort. “There is an HOA fee that’s about $950 a year, or $79 a month, that gives you access to a stocked fishing pond, hiking, hunting land and park areas,” says Nick Whitelock, a Realtor with Massanutten Realty who has served the area for 12 years. Whitelock adds that the fees also support the neighborhood’s private security force, which patrols 24/7, and snow removal on the rare occasions the community experiences a snowstorm.
Log cabins and cottages in the woods
A peaceful, spacious atmosphere defines the neighborhood. Quiet forested streets have homes on at least a quarter of an acre of land. Most properties were built between the late 1970s and early 2000s and were designed to fit the mountainous atmosphere. Rustic wooden cottages and ranches are usually priced between $300,000 and $400,000, while large log cabins with floor-to-ceiling windows cost around $700,000 and rise to about $1.3 million. Sleek modern homes, like New Traditional houses with cool-toned facades, often cost between $350,000 and $550,000. Some townhouses from the early 2000s are priced between $220,000 and $320,000. Massanutten Resort has hotels and timeshare properties, and the desirable location will draw second homeowners or short-term rental owners to Massanutten. Long-term residents expressed concerns about short-term renters, so the association organized a subcommittee to create rules for them, including regulations for occupancy and quiet hours in 2022, says Konstant. “Governing behavior is a challenge, so we try to head it off at the pass with regulations,” he says. “Since the rules went into effect, I’d say we’ve had about a 70% reduction in complaints.”
Skiing, golfing, fishing and hiking in the mountains
Massanutten Resort has ski slopes and a golf course, but the area has many other attractions operated by the Massanutten Property Owners Association. Family-friendly attractions like mini golf, go-karts and a large community pool are popular, and Hopkins Park has forested nature trails, a playground and a stocked pond where fishermen can cast a line. Lion's Centennial Community Park is another popular spot for nature walks, mountain biking and fishing. Locals can pack a lunch to enjoy at the park’s picnic areas while their kids run around the playground. For a more challenging trek, residents head to the Massanutten Ridge Trail. The rocky 4.5-mile out-and-back trail rewards hikers with expansive views of the green farmland and rolling blue peaks that make up the Shenandoah Valley. While Massanutten’s resort amenities aren’t included in the HOA fees, residents get a 20% discount on tickets. During the summer, golfers play on the 18-hole Mountain Greens Golf Course. When the temperatures drop and the resort can make snow, locals can go tubing, skiing or snowboarding on Massanutten Mountain. The Massanutten ski resort continues to add new features; recently, it added its first double black diamond trail, several new ski lifts and new automated snowmaking guns. Kids can splash around the resort’s indoor waterpark, and locals can unwind with a massage or facial at the resort’s spa.
Large festivals and community gatherings in Massanutten
Locals can attend larger ticketed events at Massanutten Resort or mingle with neighbors at low-key community gatherings. “We have a social committee that’s extremely active and will organize potlucks, a pool party, barbecue, casino nights and summer concerts at the park,” Konstant says. Massanutten Resort hosts an annual July event called Summer Jam, which has a beer and wine garden, local food vendors, lawn games and fireworks. In the fall, there’s a large festival with craft vendors, pumpkin painting, chairlift rides and live music. Winter brings the Snow Moon Festival, a weekend packed with activities like doughnut eating contests, tubing down courses illuminated by LED lights and parties with food and live music.
Popular restaurants along Route 33
While Massanutten Resort has a few restaurants, most locals travel out of the neighborhood to go out to eat. “The resort restaurants are more about the atmosphere. It’s probably been five years since I’ve gone to one of them,” Konstant says. Just to the south of the neighborhood, on Route 33, there are popular restaurants like Romano's Italian Bistro, a laidback Italian diner serving fettuccine alfredo and hot sub sandwiches. In the morning, residents can stop by Moxie33 Coffee Company for flavored lattes and freshly baked pastries. Log Cabin Barbecue, which is about 2 miles northeast, is a rustic spot serving Carolina-style barbecue pulled pork and hush puppies. The nearest supermarket is in Elkton; Food Lion is about 5 miles away. To go retail shopping at stores like Target, Old Navy or JCPenney, residents travel about 11 miles northwest to Harrisonburg.
Career education classes through the Massanutten Technical Center
Children may begin at McGaheysville Elementary School, which has a B rating from Niche. They can progress to Elkton Middle, which has a B-minus rating. East Rockingham High School, which earns a B-plus rating, serves older students. High school students can enroll in career education classes at the Massanutten Technical Center to study fields like carpentry, collision repair, cosmetology and welding.
Route 33 heads toward Harrisonburg and Elkton
Massanutten is along U.S. Route 33, or Spotswood Trail, so residents have access to a reliable thoroughfare to get them to the neighboring towns. “We have a stable road network, so even in the worst weather, you can get up to Massanutten,” Konstant says. Elkton is 6 miles northeast, and Harrisonburg is about 11 miles northwest. In Harrisonburg, locals find medical services at the Sentara Medical Center and additional shopping and dining options. Drivers can meet with Interstate 81 to begin the 130-mile drive toward northern Virginia and Washington, D.C., or drive east on U.S. Route 33 and link with Interstate 64 to drive about 110 miles southeast to Richmond.
Wildlife in the mountains
Since Massanutten is engulfed in the woods, wildlife sightings are part of daily life. “It’s hard to drive up and not see deer, and occasionally if you’re lucky, you’ll see a bear,” Whitelock says. “On our NextDoor page in the spring and summer, about weekly, you’ll see someone posting Ring doorbell footage of a bear.” The neighborhood follows trash disposal methods to keep bears from rummaging through trash.
