A developing, rural neighborhood in Rockingham County

McGaheysville is a pocket of homes surrounded by expansive patches of farmland and the rounded Blue Ridge Mountains of the Shenandoah Valley. “You’ll have a few convenient stores, but the real draw is that you’re closer to the mountains, like Massanutten and Shenandoah National Park, for hiking,” says Danielle Sponaugle, a Realtor with Re/Max Performance Realty, who was born and raised in the neighborhood. Massanutten Resort, which is known for its ski slopes, water park and hiking trails, is 3 miles north of the neighborhood. “The houses aren’t as close together, and it’s definitely not as busy as Harrisonburg, but you can be there in 15 minutes,” Sponaugle says. Harrisonburg is the county seat and home to James Madison University and many of the popular restaurants and shops in Rockingham County. But McGaheysville residents don’t have to stray far for restaurants or places of worship. The Kingdom Hall of Jehovah’s Witnesses, the McGaheysville United Methodist Church and McGaheysville Mennonite Church are all in the neighborhood.

20th century ranches and fresh New Traditional homes

Residential streets organically wander around stretches of farmland in McGaheysville. Home styles reflect the development the neighborhood has seen in recent years, as 1900s bungalows sit near New Traditional houses built in 2020. Open lots offer buyers the opportunity to build their own home; half an acre usually costs around $90,000. Bungalows from the early 20th century in need of renovations cost between $125,000 and $200,000, while ranches from the mid-20th century are priced between $300,000 and $430,000. New Traditional duplexes built in the last 10 years cost between $300,000 and $350,000, while New Traditional single-family homes are priced between $500,000 and $600,000.

Hiking, kayaking and fishing in the Valley

While there aren’t public parks in McGaheysville, there are plenty of opportunities for outdoor recreation in the Valley. “A lot of people will tube the Shenandoah River, so they’ll float from McGaheysville to Elkton when the river is high enough,” says Brandon Randall, an associate broker with Heritage Real Estate Company and Rockingham County native. Kayaking and fishing in the river is also popular. The neighborhood is also directly across from Massanutten Resort, which has ski slopes and an indoor water park. Hikers can head to the Massanutten Ridge Trail to explore a 4-mile out-and-back trail and appreciate sweeping views of the Shenandoah Valley, or they can drive 13 miles east to enter Shenandoah National Park at the Swift Run Gap Entrance. Once they enter the park, locals can appreciate the overlooks on Skyline Drive, hike to waterfalls or explore meadows and forests. Residents can also drive 5 miles west instead to take their kids to a large playground with a zipline at Rockingham Park at the Crossroads. Children often kick a ball around the soccer fields or play catch on the ball fields.

Live music at breweries and vineyards

Cave Hill Farms Brewery, a local brewery located on a former dairy farm, has a carriage museum with vintage farming equipment for residents to explore. Locals grab lawn chairs and head to the brewery to enjoy live music as they sip craft beer. Brix and Columns Vineyard, which has a large green lawn and a tasting room in a Greek Revival building, also hosts local musicians. There’s also a yoga and wine event every Wednesday and Saturday. Residents head to Massanutten Resort for larger ticketed events, like the annual fall festival, where kids paint pumpkins and jump in bounce houses, and their parents buy seasonal treats from local vendors.

Technical education courses for high school students

Kids may begin at McGaheysville Elementary School, which has a B rating from Niche, and advance to Elkton Middle, which is rated a B-minus. Older students can finish at East Rockingham High School, which earns an A-minus rating. Students interested in studying fields like aviation maintenance, criminal justice and culinary arts can enroll in the Massanutten Technical Center during high school.

Local breakfast spots in McGaheysville

Mornings call for specialty lattes and fresh pastries from Moxie 33 Coffee Company, a coffee shop with a trendy, natural interior filled with leafy potted plants. Thunderbird Café is a classic diner where residents can order a heartier breakfast, with options like pancake tacos and biscuits and gravy. Santa Fe Mexican Grill serves Mexican dishes like fajitas, burritos and margaritas. The nearest supermarket is Food Lion, which is about 4 miles east. McGaheysville has a couple of eclectic local shops, like Stumps Antique Mall, where residents hunt for vintage home décor and clothing items. However, locals must drive to Harrisonburg, which is 10 miles northwest for big box stores like Walmart and Target and retail shops like Old Navy and H&M.

Route 33 leads to Elkton and Harrisonburg

There aren’t public transportation options or sidewalks in McGaheysville, so the area is heavily car dependent. McGaheysville is located along U.S. Route 33, or Spotswood Trail, which is the major roadway that takes residents 4 miles east to Elkton or 10 miles west to Harrisonburg. A couple of the Valley’s major employers are in Elkton, so many residents work at the MillerCoors Distribution Center or the Merck pharmaceutical manufacturing facility. Harrisonburg has additional employers, like James Madison University and Sentara RMH Medical Center. Drivers also head to Harrisonburg to merge onto Interstate 81, which they can take to head 130 miles southeast toward Richmond or 130 miles northeast toward Washington, D.C.
