A scenic community on the Merrimack River
Located along the west banks of the Little River, Broad Hill is a commuter and family-friendly neighborhood in Haverhill, a historic city tucked between the New Hampshire border and the Merrimack River. The community is situated near the city’s train station and Interstate 495, providing commuters with many options for accessing downtown Boston, Cape Cod and the Greater Boston area. Broad Hill also borders Swasey Field, a popular city park, and downtown Haverhill, which gives residents dining, shopping and recreational opportunities. “It’s also very close to New Hampshire, so there’s tax-free shopping,” says Stacey Caruso, a local Realtor at Advisors Living with 13 years of experience. Lined with leafy trees and idyllic houses, the peaceful neighborhood is also home to Haverhill’s public high school, making it an ideal setting for families with children.

Peaceful homes in Broad Hill
Broad Hill has a diverse housing stock. Homebuyers can expect to find Victorian-era cottages and Foursquares, as well as post-1950s Colonial Revivals, split-level ranch styles and Cape Cods built within the past decade. Single-family properties usually list between $400,000 and $700,000, with newer constructions at the higher end of the price point. Multi-family buildings from the 1900s are usually around $500,000 to $700,000, and buyers can choose to occupy one unit or level and rent out the rest. Attached homes, duplexes and townhouses are between $350,000 and $550,000. Lot sizes go from 5,000 square feet to quarter acres, and it’s common to see porticos, backyard decks and cars parked out front in private driveways. Not all roads have sidewalks, and mature trees often cast shade over residences and streets.

Public parks and recreational spaces abound in the city
One of the most popular recreational spaces in the city, Swasey Field is just a few blocks away from Broad Hill’s south side. Children can cool off and play at the park’s splash pad and play structures, while sports enthusiasts enjoy a game of baseball or basketball. “It’s also a walking hotspot,” says Vinny Ouellette, the Human Services Director at the Haverhill Parks and Recreation Department. The city’s first and largest public park, Winnekenni Castle and Park, is about 2 or 3 miles east. Featuring 700 acres of towering White Pines and deciduous oaks, the park has almost 10 miles of nature trails, including the Castle Trail and the Dudley Porter Trail, and is frequented by local wildlife such as Blue Heron, Canada Geese and turtles. Also part of the parkland, Plug Pond is a popular spot for water activities such as boating, fishing and swimming, and Winnekenni Basin is used as an ice skating rink in the winter.

Popular restaurants in downtown Haverhill
Broad Hill residents are steps away from the restaurants and shops downtown. The family-operated Butch's Uptown serves classics such as steaks and bread pudding, and down the street, Joseph's Trattoria offers authentic Italian dishes in a casual white-tablecloth setting. For hearty subs and sandwiches, Benedetti's Deli is a local standout known for generous portions and friendly service. The city’s nightlife scene is made complete with The Peddler’s Daughter, an Irish pub restaurant that has live music nights and classics such as cottage pie and poutine. “It has the whole underground feel, and you would think you are in Ireland as soon as you step inside,” says Alex Eberhardt, president and CEO of the Haverhill Chamber of Commerce. About 2 miles south, Westgate Market Place has Market Basket and big-box stores such as Marshalls and Burlington.

Haverhill Station has both Amtrak and MBTA commuter rail service
A prime draw and convenience for homeowners is the neighborhood’s proximity, less than 1 mile away, to the train station. Residents can take Amtrak’s Downeaster Line and reach Boston in 50 minutes, or they can opt for the MBTA commuter rail’s Haverhill Line. However, due to construction on the South Elm Street Bridge, the commuter rail at Haverhill Station will be suspended until 2025. Instead, there is now a shuttle that takes commuters to the neighboring Bradford Station for access to the commuter rail. Broad Hill also borders Interstate 495 on the west side, which provides people with easy access to Greater Boston and Cape Cod. Boston, Cambridge and the Boston Logan International Airport are all approximately 35 to 37 miles south, and the Holy Family Hospital – Haverhill is less than 3 miles east.
