Central Hayward hub with starter homes and Bay Area convenience
Formerly an independent town, Mt. Eden now stands as one of Hayward’s fastest-growing communities. This East Bay Area hub stands out from neighboring districts because of its “affordability, diverse community and central location,” says Hayward resident and local realtor Mirella Hernandez with FOHL Realty. “It also has close proximity to parks, schools, shopping centers and all major freeways.” Home to Chabot College, the neighborhood draws in younger residents, young families, and residents who work in the Peninsula or South Bay, as Mt. Eden’s commuter-friendly location offers lower starting prices for homes compared to other Bay Area districts. “This market moves fast,” Hernandez says, making Mt. Eden “ideal for investors, first-time home buyers and those seeking affordable housing.”

Newer communities and Mediterranean-style homes
Mt. Eden’s wide residential streets feature paved sidewalks and are lined with vibrant trees from California bay laurels to oaks. Most subdivisions display mainly two-story homes, but a few subdivisions, particularly in the southern portion of the neighborhood, have a housing tract of primarily one-level properties. The housing landscape is architecturally mixed, with the most common design being Mediterranean styles painted with soft pastel colors and mid-century ranches. “The neighborhood has newer communities,” says Hernandez. “Average Hayward homes were built in the 1950s, while a lot of these were built in the ‘80s, ‘90s and 2000s, and some offer generously sized lots.” Housing prices typically go from $825,000 to $1.3 million for three- to four-bedroom homes with recent renovations. The neighborhood also has a few 55-plus manufactured home communities, including Eden Gardens Estates. The community’s lineup of mid-century style manufactured homes ranges from $150,00 to $300,000.
