Whitman-Wocine is a relaxed and established suburb of Hayward, located in the center of the Bay Area. Convenience is the highlight of this diverse community, just minutes from main highways, BART stations and downtown Hayward attractions. “It’s a nice area and very family-oriented,” says Maggie Ng, a local Bay Area realtor of 13 years at Legacy Real Estate. “One big thing is that the middle school and high school are both in the neighborhood, so it’s walkable from most residences.” Another residential perk is that it offers starter-home possibilities with lower initial price points for homes than most East Bay areas. This draws in a wide range of residents, from first-time homeowners and young families to tech commuters working in the South Bay seeking a home with an easy commute.

Ranch-style home offerings and well-manicured front lawns
The neighborhood’s wide streetscapes feature narrow paved sidewalks sprinkled with native trees, from pines to California Bay laurels. Common housing options are contemporary and traditional ranch-styles and two-story contemporary designs. Most properties have two-car garages and modest front lawns, often with small, well-manicured landscapes. The majority of properties were built in the 1950s, but there are some newer subdivisions with homes built in the early 2000s, often with Mediterranean design influences. “You can get quite a bargain for some of the homes in this neighborhood,” Ng says. Housing prices range from $620,000 for an older, 3-bedroom, 1,070-square-foot home to $1.3 million for a 1,800-square-foot, two-story renovated property.

Public schools with career pathway programs
Students may attend Stonebrae Elementary School, which gets a B-minus from Niche, followed by Cesar Chavez Middle School, which gets a C-minus. The C-plus Tennyson High School offers extensive AP courses and a special career pathway program in biomedical science.

Multiple neighborhood parks and a Little League Association
Sorensdale Park is the largest recreational site in the neighborhood, connected to the Sorensdale Recreation Center. It features basketball courts, a playground, ample open green spaces and baseball fields. “The park is part of the community’s Little League Association, so there are a lot of kids' baseball games that go on, which makes it pretty active,” says Jessica Hallowell, an area resident and recreation coordinator for Hayward’s Parks and Rec Department. The neighborhood also has two smaller parks right next to each other on its eastern side, including Betchel Park and Nuestro Parquecito Park, offering small playgrounds and picnic areas. Plus, the San Francisco Bay is just a few miles to the west for more outdoor adventures. Eden Landing Ecological Reserve is a few miles west along the bay. It features 6,400 acres of salt ponds and marshland, hiking and biking trails plus access points for kayaking and paddleboarding along the water.

Local dining establishments and nearby Southland Mall
The neighborhood has a few dining options, including Frannie’s Restaurant, a casual Chinese food spot. Taqueria El Jarocho 2 offers authentic Mexican food, and Cardenas Markets is a specialty Mexican-influenced grocery store known for its fruit and juice bar and fresh, made-from-scratch tortillas. The longstanding and old-school Cecil’s Famous Burgers is less than two miles south, serving classic hamburgers and shakes. Southland Mall, with big box retail stores like JC-Penny and Macy’s, sits a few miles west for shopping essentials. For local produce, residents can go to the Downtown Farmers Market. Open on Saturdays, this market also features baked goods, artisanal products, gourmet items and rotating food trucks on-site. Grocery Outlet and Safeway is just west of the neighborhood.

Downtown street parties and music festivals
“Most events around here take place downtown,” says Hallowell. “They’ll put on cool stuff like street parties where they’ll block off the road on Main Street.” This includes the Third Thursday Summer Street Party, a community favorite. It features live music, a hot rod and classic cars show, local food vendors and a beer and wine garden. Other notable events include the longstanding Hayward Latin Jazz Festival each August, with multiple stages of live jazz performances along the downtown streets.
Next to main highways and the South Hayward BART Station
Whitman-Wocine is next to Mission Boulevard, a major thoroughfare for getting around the city. Less than a mile west is Interstate 880, a convenient route for heading outside of Hayward and around the East Bay. Mission Boulevard is also lined with multiple bus stops, and the South Hayward BART Station is about a mile south on Dixon Street for traveling and commuting around the Bay Area by light rail. Directly 12 miles north is the Oakland International Airport.
