Outdoor-centric community along Lake Ray Hubbard

Home to over 11,000 residents, Heath is a city known for its outdoor recreation. Nestled against Lake Ray Hubbard, a 22,000-acre lake popular for water sports, boating and sailing. The town boasts spacious parks along the coast like Terry Park. Rush Creek Yacht Club is a private, member-owned sailing club popular among residents. Residents with children have the benefit of sending them to the Rockwall Independent School District, which is A-graded by Niche. For work, many commute to Dallas. "Eighty-five percent of residents go into Dallas on a daily basis," says Deborah Branch, a Realtor with Ebby Halliday Realtors. "We do also have two hospitals out here. We have several physicians and hospital workers, as well as many lawyers and dentists." The community sits about 25 miles east of Downtown Dallas and about 45 miles from Dallas-Fort Worth International Airport. "It's like living in a resort with all the amenities of Dallas," Branch says.

Custom-built homes built in the last 25 years

Most homes in Heath are new traditional styles built over the past 25 years. "We do have some volume home builders, but for the most part, it's custom builders," Branch says. The median home price in Heath is $410,000, on par with the Dallas-Fort Worth-Arlington area median of $399,000, according to the Texas Real Estate Research Center. Homes in the Buffalo Creek neighborhood are pricier. These properties, which sit around the Buffalo Creek Golf Club, have sold for between $550,000 and $1.1 million. Homes on Lake Ray Hubbard fetch a bit more. "You're looking at $1 million homes on the water,” Branch says.

Lake Ray Hubbard and two golf courses

Lake Ray Hubbard is commonly used for fishing, boating and water sports. Heath Golf and Yacht Club is a waterfront, master-planned development popular for those with sailboats. The 787-acre community includes a members-only, 18-hole golf course. Buffalo Creek Golf Club is another 18-hole course that offers annual memberships with various benefits. Terry Park is one of the city's most popular parks. The waterfront space includes a two-lane boat ramp, two fishing docks, and a walking trail. Residents of Rainbow Lake can walk to the Park at Foxchase, which has a small pond and a splash pad.

Well-regarded programs within the Rockwall Independent School District

"The schools out here are exemplary," Branch says. Students attend the Rockwall Independent School District, which earns an A grade from Niche. The district serves over 18,000 students across 25 schools. It is expanding to add a middle school in August 2025 and is renovating the other middle schools. The district offers Advanced Placement, International Baccalaureate and gifted-and-talented programs.

More restaurants on the way

"We have a lot of outdoor strips," Branch says. "The restaurants are coming and have been coming. In the next two to four years, we'll have a lot of independent restaurants. Investors are seeing a lot of opportunities out here." Heath Town Center has retail stores and Mexican and Italian restaurants. Just north in Rockwall is The Harbor, offering a collection of retail, restaurants and a movie theatre. The waterfront shopping and dining hub also provides docks where locals can moor their boats while they grab a bite and catch a movie.

Heath community events

The City of Heath holds a free Independence Day event every July 4th at the Heath City Hall. The celebration includes a parade, and prizes for float decoration are awarded. The event also features popsicles and cold beverages. Later in December, the city hosts the Christmas in Heath event with live music performances and Christmas tree lighting.

Interstate 30 leads to Dallas and Fort Worth

Heath is about 25 miles from Downtown Dallas and about 55 miles from Downtown Fort Worth. Both can be reached using Interstate 30, which runs through Rockwall to the north. Dallas Fort Worth International Airport is about 45 miles away.

Heath weather and crime

With its position in North Texas, Heath is prone to tornadoes and experiences extreme heat in the summer and mild winters. According to the FBI Crime Data Explorer, violent crime and property crime decreased in 2023 in Heath.
