Lake Las Vegas is a master-planned community that surrounds its namesake lake. It was envisioned in the 1960s by actor J. Carl Adair as a waterfront retreat minutes away from the Las Vegas Strip. It finally came to fruition in 1990 when 3 billion gallons of water were diverted from nearby Lake Mead. Today, it offers “a resort style of living,” says Jenn Taylor, a real estate agent with Coldwell Banker Premier, who has lived in Lake Las Vegas for more than six years. “If I don’t have to leave the village, I don’t. I work here, and I play here.” The neighborhood offers many housing options to complement all types of lifestyles, from gated communities to custom-built homesites and sprawling waterfront mansions. At its center is the privately owned 320-acre lake, flanked by championship golf courses and The Village at Lake Las Vegas, which offers boutique shops and restaurants.
Lots of trails and two Nicklaus-designed golf courses
Lake Las Vegas residents have an abundance of outdoor activities to choose from. “It’s a very active community,” Taylor says. The Lake Las Vegas Sports Club offers members amenities that include a 24-hour fitness center, yoga studio, and several athletic facilities. Terrazza Park, situated along Lake Las Vegas' western border, has a basketball court and playground. Residents can also access the Wetlands Connector Trail to take in the scenery and wildlife of Clark County Wetlands Park. Within the community, there are also two Jack Nicklaus-designed golf courses. Reflection Bay Golf Club is ranked among America’s top 100 public courses by Golf Digest, while the private SouthShore Country Club has racked up accolades from Golfweek. Of course, the lake itself affords more recreational opportunities. Boat owners can store their electric boats at the Lake Las Vegas Marina, and those without private boats may rent paddleboards and kayaks from Lake Las Vegas Water Sports or try out its floating obstacle course.

Golf cart parades and a beer festival with Clydesdales
The homeowners association organizes regular events for residents. “There are golf cart parades for holidays; they’re so much fun,” says Taylor. “We all decorate our golf carts, and it draws a huge crowd. There are also fireworks for the Fourth of July. You can just hop in your golf cart, drive down to see the fireworks, then jump in your golf cart and go home.” Around Halloween, there is a costume party for people as well as for dogs. “There’s also a beer festival in winter, and they bring in Clydesdales,” Taylor adds.

The Village at Lake Las Vegas offers a small grocery store, Seasons Grocery & Deli, which carries a little of everything from fresh fruit to household essentials. There are also a few eateries, including Mrs. Coco, a European-style tea house and Luna Rossa, an Italian restaurant. For evening drinks within the neighborhood, locals can visit The Speakeasy. To find more dining and shopping options, residents will have to venture out into Henderson. Albertsons and a Smith’s Marketplace are about 8 miles away. Along East Galleria Drive, about 10 miles from the neighborhood, there is Costco and an indoor shopping mall, Galleria At Sunset, which is anchored by Dillard's and JCPenney.

Housing options and association fees within Lake Las Vegas
Those hoping to settle in Lake Las Vegas will have a vast array of choices. Buyers may find studio condos starting just below $200,000, and two-bedroom units might sell for closer to $400,000. Most single-family homes list between $600,000 and $1 million, but luxury lakefront residences can sell upwards of $5 million. Contemporary designs and Mediterranean-inspired architecture are both common throughout the area. Residents will also pay monthly association fees. “Lake Las Vegas is divided into the north and the south shores,” explains Taylor. “The south shore is a guard-gated community that’s managed by a homeowners association. Some individual communities within south shore are also gated, and each community has its own homeowners association that covers different things. Everyone in both north and south shores pays a master association fee of $153 per month, which goes toward lake and road maintenance.”

Less than 20 miles from the Las Vegas Strip
Although the Lake Las Vegas community can feel like an oasis, it’s less than a 20-mile drive to the Las Vegas Strip. “People think it’s far from things, but it really isn’t that far,” Taylor says. The closest hospital, Henderson Hospital, is just over 9 miles away, and Harry Reid International Airport is about 15 miles from Lake Las Vegas.
Students are zoned for magnet International Baccalaureate schools
Students in the Lake Las Vegas community can attend schools within the Clark County School District. They may attend Josh Stevens Elementary School, which gets an A-minus rating on Niche. For middle school, they are zoned for B. Mahlon Brown Academy of International Studies, rated a B-minus. The school is a magnet school that children throughout the county may apply to attend, but Lake Las Vegas residents can go without applying. All students participate in the International Baccalaureate (IB) Middle Years Programme; the curriculum has a focus on world languages and other cultures. High school is a similar situation — Basic Academy of International Studies, which has a C-plus score, is also an IB World School and a magnet school for the district.
